Position Overview The Community Manager is responsible for the overall operations of their assigned community. This role is responsible for building a strong onsite team, effective training and development of all onsite team members to ensure overall performance of all site-level functions including leasing, marketing, resident relations, financial processes and reporting, physical management of the asset including curb appeal and project execution, and financial management of the asset including managing the monthly budget and overall business plan. The Community Manager will directly supervise the Community Engineering Manager, Associate Community Manager, and other onsite staff as directed, and ensure the Core Culture and Values are alive by creating a team atmosphere inclusive of all community team members and departments. They will act as a liaison to the corporate support team, and handle all special projects as assigned.

What You Will Do

Build a culture of inclusivity, teamwork, and trust in line with Core’s values, and nurture relationships with all onsite team members

Hold other onsite managers accountable for effectively leading and developing their direct reports

Maintain adequate staffing for all departments, and help drive recruiting and training strategies alongside corporate support to ensure effective team member training, development and performance management, creating an environment where team members thrive

Direct the leasing and marketing strategy in collaboration with the Assistant Community Manager to ensure effective execution of all strategy in line with leasing goals, marketing efforts, and other key sales performance indicators

Ensure effective grassroots marketing strategy to build the Oxenfree brand in their respective market

Develop the strategy and lead the execution of turnover, and effective management of lease expiration cadence for move-outs, the turnover process, and move-ins

Work closely with the Revenue Optimization team, leveraging the revenue optimization software to meet and exceed target rental rates and revenue goals

Leverages all provided platforms and other tools as directed to drive operational efficiencies for leasing, tours, AP, AR and other opportunities as identified

Ensure the property is well-maintained and in line with curb appeal and brand standards, and work closely with the Community Engineering Manager to ensure optimal resident satisfaction

Establish local network and build relationships within the Community and amongst competitor properties

Establish local network and build relationships with vendor partners, review all service contracts and elevate for Regional Approval when necessary

Conduct annual RFP alongside CEM to ensure optimal pricing as it relates to all R&M and CapEx projects

Oversee all HR processes including payroll, performance management, and mindfulness initiatives

Complete all necessary financial reporting

Complete all property reporting requirements

Complete special projects as requested

Ensure compliance with all policies and procedures

Assist the organization in driving innovation through ongoing feedback, and being a champion of change and growth

Must be available for additional hours including evenings, weekends, and overtime when necessary

You’ll crush it if you have experience with

At least 3 years of Property Management experience in a leadership role

Conventional or BTR experience is preferred

Bachelor’s Degree is preferred
