Community Manager – Aspire Apollo 29th Street Living, a multifamily property management company, is hiring a Community Manager for the Aspire Apollo property.

Summary of Position The Community Manager is responsible for supervising, controlling, and planning the day‑to‑day activities of the apartment community. They implement company policies, procedures, and programs to ensure a well‑managed, well‑maintained property, maintain compliance with regulatory agencies and investors, and drive resident satisfaction.

Essential Job Functions

Exercising discretion and independent judgment in achieving property objectives, evaluating them, and recommending changes to structure, management, and goals.

Handling renewal offers to residents prior to lease expirations.

Creating and posting 10‑day notices and small balance letters for non‑payment of rent and charging late fees.

Overseeing finalized paperwork for Move Out Review and submitting to Haven Residential.

Ensuring work orders are entered and closed out timely.

Resident Management

Maintain 95%+ collected occupancy rate.

Renew 100% of all resident leases at or close to market rents 30 days prior to expiration.

Serve as first point of contact for residents.

Show, accept applications, and complete lease process for available units.

Process applications per company guidelines and submit immediately with appropriate deposit.

Ensure leases are fully signed, money paid, keys and access codes issued.

Complete resident move‑in and move‑out checklists.

Submit vacate settlement statement and lease copies to the office within one week.

Submit weekly activity summary, time log to the Regional Manager.

Maintain confidentiality on all property matters, ownership and residents.

Comply with Fair Housing, ADA, Fair Credit Reporting Act, and local housing laws.

Follow Haven Residential Operations & Policy Manual.

Document and log all maintenance requests.

Prepare monthly and weekly financial reporting.

Marketing

Study surrounding market trends and opportunities for utilities, parking, value‑added services, and community needs.

Complete property surveys of neighboring properties focusing on amenities, rents, concessions, curb appeal.

Conduct open houses and other events requested by Corporate Managers.

Distribute resident communications (newsletters, notices, etc.).

Design and implement resident retention and incentive programs.

Post vacant apartments on Craigslist and approved marketing venues.

Employee Management

Direct the work of at least two full‑time team members.

Monitor and evaluate team performance; have authority for hiring, firing, promotions, and status changes.

Provide mentoring and training to enhance employee value.

Enforce prompt disciplinary action when required.

Monitor, record, and ensure proper time reporting and work completion.

Manage employee needs, certification training, and teamwork.

Required Skills / Abilities

Superior organization and communication skills.

Ability to provide courteous, professional service to residents, team members, and supervisors.

Effective vendor and service provider relations.

Honesty in time reporting.

Reliability.

Proficiency with Microsoft Office (Excel, Word, PowerPoint, etc.).

Valid driver’s license (may be required).

Education and Experience

Educational degree not required.

At least one year of experience preferred.
