We have an exciting opportunity at one of our properties and are looking for an Assistant Property Manager to join our team. The Assistant Property Manager assists and supports the planning, implementation, and management of daily operations, onsite activities, and overall performance of the property, performing various duties including administrative, financial, and resident relations.
Responsibilities
Assist the Property Manager to ensure compliance with all aspects of the HUD 4350.3 Handbook.
Execute intervention strategies for tenants non‑compliant with lease or compliance requirements.
Assist in preparing the property for REAC reviews, EHS violations clearance, Management and Occupancy Reviews (MOR), Investor Site Reviews, Low‑Income Housing Tax Credit (LIHTC) Reviews, and perform annual and interim recertification reviews.
Document lease violations and coordinate evictions.
Promote resident satisfaction and retention by responding promptly to questions, complaints, and requests, taking appropriate action to resolve service issues.
Ensure the maintenance team responds to and completes resident service requests.
Assist tenants with requests, questions, problems, and complaints.
Alert staff to move‑ins, move‑outs, and any emergencies.
Provide excellent customer service and display a courteous and professional attitude toward all residents and visitors.
Track arrears regularly and follow up with tenants according to company policy.
Oversee the lease renewal program to maintain an appropriate retention rate.
Work with the legal team to track status of rent payments.
Oversee accounting transactions and ensure all rents are collected, posted, and deposited daily.
Create purchase orders in Yardi.
Answer phone calls, messages, and emails within a few hours, never exceeding 24 hours.
Perform or assist with any operations required to maintain workflow and meet schedules.
Perform other duties as needed.

Qualifications
Two (2) years of experience in affordable housing leasing or property management.
Knowledge and experience in the local residential market.
Experience with EIV and Yardi.
Proficiency in Microsoft Office Suite.
Strong written and verbal communication skills.
Excellent customer service skills.
Ability to learn and work with property management applications.
Quick learner and positive attitude.
