Assistant Community Manager

Essential Duties & Responsibilities Financial Management Post all payments and income received from all applicants, current residents, and non‑current residents accurately, timely, and efficiently.
Process and reconcile daily all account receivables.
Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
Help the property meet budgeted revenues, expenses, and Net Operating Income.
Post all charges to resident and non‑current resident accounts, including bill back of utilities where applicable.
Execute all end‑of‑month closing procedures and reporting.
Maintain accurate and organized records; audit resident files to ensure accurate records.
Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management Regular/daily onsite attendance is required.
Use company directives to screen, hire, train, coach, and develop onsite staff.
Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with training benchmarks.
Promote harmony and quality job performance through support and effective leadership.
Ensure staff compliance and consistency with company policies and procedures.
Implement effective leasing techniques for closure and follow‑up, ensuring accurate documentation and reporting.
Execute marketing strategies as outlined in the annual marketing plan.
Manage resident complaints, concerns, and requests to ensure resident satisfaction.
Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
Effectively show, lease, and move in prospective residents.
Administrative Management Provide excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
Maintain property appearance and ensure repairs are completed in a timely manner through regular inspections and tours.
Assist with supervision of all business functions related to operations.
Plan for and utilize property resources, equipment, and supplies economically, including obtaining bids, pricing, and vendor management.
Education / Experience High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or equivalent combination of education and experience.
Basic computer skills required; familiarity with onsite software functions.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements Stand or sit for prolonged periods; repeat motions involving wrists, hands, and fingers; assess work accuracy and thoroughness.
Move about between work sites; ascend/descend ladders, stairs, scaffolding, ramps, and step stools; work in confined spaces and overhead positions; lift objects up to 25 lbs.; operate machinery or power tools; work overtime, weekends, night hours (emergencies).
At Asset Living, compensation decisions are based on skill set, background, and training. The offer extended is dependent on experience and relevant qualifications. Full‑time employees receive 401(k) with employer matching, medical, dental, vision, life, accidental, and disability insurance, paid sick days, and company holidays.
Salary Range: $20 per hour to $22 per hour
