Job Description Summary Manages the day‑to‑day operations of an assigned property, including supervising team members, coordinating daily activities, and allocating resources to achieve established budgeted financial and operational goals. Ensures the property’s operations comply with company policies, Fair Housing, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other applicable laws governing multi‑family housing.

Job Description The position requires a strong candidate who can manage multiple sites.

Provides input into the development of the property’s budget by analyzing and evaluating financial statements, reviewing current and projected marketing information, and assessing operational reports that establish historic and predictive performance patterns.

Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted promptly, making financial bank deposits, and preparing and reviewing monthly financial status reports.

Approves invoices from vendors, contractors, and service providers, reconciles work completed or products purchased, validates certificates of insurance, assigns charges to appropriate chart‑of‑account codes, and coordinates communication among vendors, accounting, and the client/owner.

Controls expenditures to remain within the approved budget and manages the balance of the petty cash fund.

Oversees lease enforcement, including approving resident applications, reviewing discounts and renewal leases, conducting periodic apartment inspections, following notice requirements, evicting residents, and collecting late fees and other allowable charges.

Gathers, analyzes, and interprets market and economic trends that may impact the property, then implements short‑ and long‑range marketing and leasing strategies to achieve occupancy and revenue goals.

Promotes resident satisfaction and retention by responding to complaints, questions, and requests promptly, taking appropriate action to resolve service issues, and ensuring the maintenance team meets company standards for resident requests.

Conducts regular property inspections and takes appropriate actions to maintain safety, cleanliness, and overall appearance of the property, grounds, buildings, and amenities.

Supervises property staff by interviewing, hiring, orienting, and training employees, and managing their performance per company policies, values, and business practices.

Assists in managing the client/owner relationship by meeting owners, conducting property tours, providing performance updates, and responding to owner requests as needed.

Additional Compensation

Corporate Positions: In addition to base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

Onsite Property Positions: In addition to base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
