Assistant Community Manager As the Assistant Community Manager, you will oversee daily operations and financial functions of a housing community under the supervision of the Community Manager. You will manage all phases of operations—including personnel, leasing, maintenance, financial administration, and risk management—in the absence of the Community Manager and ensure compliance with company policies and fair housing guidelines. Essential Duties & Responsibilities Financial Management Post all payments and income from residents and non‑current tenants accurately and timely. Process and reconcile daily account receivables. Follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions. Help the property meet budgeted revenues, expenses, and Net Operating Income. Post charges to accounts, including bill‑back of utilities where applicable. Execute end‑of‑month closing procedures and reporting. Maintain accurate records and audit resident files. Walk units, post move‑out charges, prepare statements, and process security deposit refunds. Personnel Management Regular on‑site attendance is required. Screen, hire, train, coach, and develop staff using company standards. Provide ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks. Promote staff harmony and quality performance through support and leadership. Ensure staff compliance with Company policies and procedures. Execute effective leasing techniques to secure closures and maintain accurate documentation. Implement marketing strategies and systems outlined in the annual marketing plan. Address resident complaints, concerns, and requests to ensure satisfaction. Develop and implement resident retention programs such as events, promotions, and newsletters. Effectively show, lease, and move in prospective residents. Administrative Management Provide excellent customer service and monitor maintenance turnaround. Maintain property appearance and ensure repairs are completed promptly. Assist in supervising all business functions related to operations. Plan and utilize property resources, equipment, and supplies efficiently, including vendor pricing and service quality. Education / Experience High School Diploma or equivalent; Bachelor’s degree preferred or two years of experience in the housing industry; or one to two years of related experience and/or training; or an equivalent combination of education and experience. Basic computer skills and ability to use onsite software functions. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Varies by task; may involve standing or sitting for prolonged periods, repetitive motions, weight handling up to 25 lbs, use of ladders, stairs, scaffolding, and other hazards. Ability to work overtime, weekends, night hours (emergencies) and in different environmental conditions.
