Overview Arbor Heights has an immediate opening for an experienced Community Manager. The role is critical to the success of this community. Located in Tigard with easy access to Pacific Hwy W, Arbor Heights is just minutes away from nearby Portland. In addition to its 348 modern apartment homes, this garden-style community boasts a collection of amenities like a fitness center, outdoor pool, and bark park.

Key Responsibilities

Manage daily operations of the property to achieve established budgeted financial and operational goals.

Control expenditures by staying within constraints of the approved budget including maintenance repairs.

Oversee the lease enforcement process by approving prospective resident applications, discounts, and renewals.

Supervise property staff to ensure goals are met; includes hiring, training, and performance management.

Assist in managing the client/owner relationship by providing updates and reporting on the property’s performance and responding to owner requests as needed.

Provide input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.

Meet targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.

Approve invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed.

Control expenditures by staying within the constraints of the approved budget and manage the balance and maintenance of the petty cash fund.

Oversee the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducting periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges as allowable and stated in the terms of the lease.

Gather, analyze, and interpret current market and economic trends that may impact the property and implement short- and long-range marketing and leasing strategies to achieve the property’s occupancy and revenue goals.

Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Ensure the property’s maintenance team members comply with the Company’s standards with respect to responding and completing resident service requests.

Conduct regular property inspections and take appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.

Supervise property staff by interviewing, hiring, orienting, and training employees, and manage their performance in accordance with Company policies, values, and business practices.

Assist in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property’s performance, and responding to owner requests as needed.

Qualifications

Previous property management experience is required; fee management preferred.

Proven supervisory skills to hire, lead, direct, and evaluate team members.

Proficient in MS Office Suite and Yardi/OneSite software.

Financially savvy; previous experience in creating/adhering to budgets, fiscal reporting.

Excellent communication skills: ability to read, write and communicate effectively.

Knowledge of Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi‑family housing operations.

Compensation The annual salary range for this position is $83,000 - $96,000.

Additional Compensation: In addition to the base salary, a quarterly or annual bonus program may be available for corporate positions. Onsite property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
