Role Overview The Assistant Community Manager works under the supervision of the Community Manager and oversees the everyday operations and financial functions of a housing community. The role includes personnel, leasing, maintenance, financial, administration, and risk management. As an onsite leader, you will supervise the property and staff to ensure compliance with company policies, safety, fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Post all payments and income from residents and non‑current residents accurately and on schedule.

Process and reconcile daily account receivables.

Follow up on delinquent accounts, prepare late notices, contact residents and guarantors, and file evictions.

Help the property meet budgeted revenues, expenses, and Net Operating Income. Post all charges to resident accounts, including billbacks of utilities where applicable.

Complete end‑of‑month closing procedures and reporting.

Maintain accurate records and audit resident files.

Walk units to post move‑out charges, statements, and security deposit refunds.

Attend the property regularly and ensure timely maintenance service requests.

Maintain property appearance, conduct inspections, and ensure repairs are completed promptly.

Supervise all business functions related to operations and utilize property resources efficiently.

Develop marketing plans, promote resident retention programs, and handle resident complaints.

Show, lease, and move in prospective residents.

Ensure staff leasing techniques are effective and reporting systems are accurate.

Support staff development, coaching, and training to achieve policy compliance.

Education & Experience

High School Diploma or equivalent; bachelor’s degree preferred or two years of experience in the housing industry.

Basic knowledge of Fair Housing Laws, OSHA requirements, and onsite software functions.

Strong computer skills and the ability to perform all software functions required onsite.

Physical Requirements

Ability to stand or sit for prolonged periods and perform repetitive wrist/hand motions.

Occasional ladder, stair, or scaffold use; ability to lift and move objects up to 25 lbs.

Capacity to work overtime, weekends, and evenings as needed; ability to work in a variety of environments.

Compensation & Benefits Salary Range: $20 to $22 per hour. Full‑time employees receive a comprehensive benefits package, including medical, dental, vision, life, accidental, disability insurance, 401(k) with employer matching, paid sick days, company holidays, and potential commission or performance bonuses.
