Assistant Community Manager The Assistant Community Manager is responsible for overseeing operations and financial functions of the housing community under the supervision of the Community Manager. The role includes rent collection, financial management, leasing, maintenance, personnel supervision, compliance with company policies and fair housing regulations, and risk management.

Essential Duties & Responsibilities

Financial Management

Post all payments and income from current and non‑current residents accurately and promptly.

Reconcile daily accounts receivable.

Follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.

Help the property meet budgeted revenues, expenses, and net operating income.

Post all resident charges, including utility bill backs.

Perform end‑of‑month closing procedures and reporting.

Maintain accurate resident files and audit records.

Walk units and post move‑out charges, statements, and security deposit refunds.

Personnel Management

Maintain regular onsite attendance.

Screen, hire, train, coach, and develop onsite staff using company directives.

Provide ongoing training, coaching, counseling, and guidance for staff compliance with training benchmarks.

Promote harmony and effective job performance among staff.

Ensure staff compliance with company policies and procedures.

(Leasing) Implement effective leasing techniques, documentation, and reporting systems.

Implement marketing strategies per the annual marketing plan.

Handle resident complaints and requests to ensure satisfaction.

Develop and implement resident retention programs.

Show, lease, and move in prospective residents.

Administrative Management

Provide excellent customer service and monitor maintenance response times.

Maintain property appearance and ensure timely repairs through inspections.

Assist in supervising all operational business functions.

Plan and use property resources and supplies economically, including vendor negotiations.

Education & Experience

High School Diploma or equivalent; Bachelor’s degree preferred.

Two years of experience in the housing industry or a related field.

Basic computer skills and familiarity with onsite software functions.

Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regular standing or sitting for prolonged periods with repeated motions of wrists, hands, and fingers.

Movement between work sites is frequent.

Occasional ladder, stair, scaffolding, and ramp use; ability to lift and move objects up to 25 lbs., operate machinery or power tools, and work in various environments including confined spaces.

Salary Range $30 per hour to $32 per hour
