Architectural Designer / Job Captain (2–10 Years) – Flushing, NY Location: Flushing, Queens, NY Type: Full-time (On-site preferred)

Position Summary We are a small and fast-growing architecture office in Flushing seeking a reliable, ambitious, and fast-learning Architectural Designer / Job Captain with strong NYC DOB filing experience. Licensure is not required, but technical ability and initiative are essential. This role offers hands‑on experience, responsibility, and long‑term growth including commission‑based bonuses and a future partner‑track opportunity for exceptional candidates.

Key Responsibilities

Prepare accurate and well‑coordinated drawing sets using AutoCAD.

Handle DOB filings, including preparation of PW1, TR1, TR8, ZD1, and related forms.

Respond to and resolve DOB objections, revise drawings, and coordinate with plan examiners.

Research and apply NYC Building Code and Zoning Resolution requirements.

Assist in drafting zoning analyses, feasibility studies, and permit drawings.

Coordinate with engineers, expeditors, consultants, and contractors.

Assist with construction documents and occasional construction administration tasks.

Communicate professionally with clients, DOB staff, and internal team members.

Manage multiple projects and deadlines with minimal supervision.

Minimum Requirements

2–10 years of architectural experience (NYC experience strongly preferred).

Strong AutoCAD proficiency—must work efficiently and cleanly.

Experience filing with NYC DOB.

Experience responding to DOB objections and resolving them successfully.

Understanding of NYC zoning, code, and permitting processes.

Ability to think independently, learn quickly, and solve problems proactively.

Preferred (Not Required)

Knowledge of filing for ALT1, ALT2, ALT3, NB, and legalization projects.

Familiarity with BIS, DOB NOW, and HUB full‑service filings.

Experience with residential, mixed‑use, or small commercial projects.

Chinese (Mandarin/Cantonese) a plus but not mandatory.

Construction administration experience.
