Job Description

The Community Manager has a proven track record of successfully managing multifamily properties, including HUD properties, and utilizes superior communication skills and a positive attitude.

Supervises the on‑site staff to ensure implementation of all corporate policies and procedures.

Prepares accurate and timely reports (weekly, monthly, quarterly, annual, and ad‑hoc) detailing cash flow, budget variances, market studies, and business strategies.

Assists in developing annual budgets and executing on‑budget expenses to achieve company goals, including revenue, occupancy, social programs, and other aspects of the foundation’s mission.

Collaborates with the Regional Manager and corporate team to review and inspect all capital replacement plans; ensures they remain within the approved budget.

Maintains detailed knowledge of the local market and competition; develops tailored marketing plans and strategies.

Solicits bids and negotiates with vendors.

Leads the on‑site team in excellent customer service.

Reviews and monitors the monthly schedule of resident services activities, supporting the AHF mission.

Qualifications

At least three (3) years of on‑site multifamily property management experience, including at least one (1) year as a Property Manager or Community Manager of a tax‑credit community.

Proven completion of a leadership development program (preferred).

High school degree or equivalent (required).

Professional designation or certification indicating property‑management expertise (e.g., CPM, ARM, CAM, TCS, HCCP, SCHM, or equivalent).

Prior experience with affordable housing programs (income and rent restrictions, LURA and/or tax‑credit compliance, etc.).

Proficiency with Yardi property‑management software (preferred) or experience with similar software.

Demonstrated ability to recruit, retain, manage, direct, train, motivate and lead office and maintenance personnel.

One (1) year of experience evaluating employee performance, coaching and developing team members.

Employees must fulfill performance standards and comply with company policies, rules and procedures, including those in the Employee Handbook.

Job responsibilities may be modified; employees must comply with supervisory instructions and perform additional duties as requested.

The position may include cross‑training in other functions to ensure satisfactory operation of the department.
