Assistant Community Manager The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in the delinquency and collection of rent to optimise the property’s cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with the company’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities Financial Management
Responsible for posting all payments and income received from all applicants, current residents, and non‑current residents accurately, timely, and efficiently.
Process and reconcile daily all account receivables.
Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
Help the property meet budgeted revenues, expenses, and net operating income.
Post all charges to resident and non‑current resident accounts, and bill back utilities where applicable.
Perform all end‑of‑the‑month closing procedures and reporting.
Maintain accurate and organised records; audit resident files to ensure accurate records.
Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management
Regular/daily onsite attendance is required.
Screen, hire, train, coach, and develop onsite staff using consistent techniques & company directives.
Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
Promote harmony and quality job performance of staff through support and effective leadership.
Ensure staff compliance and consistency with company policies and procedures.
Implement effective leasing management, ensuring staff leasing techniques yield closure, follow‑up procedures, and accurate reporting.
Implement marketing strategies and systems put in place by the annual marketing plan.
Handle resident complaints, concerns, and requests to ensure resident satisfaction.
Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
Effectively show, lease, and move in prospective residents.
Administrative Management
Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
Maintain property appearance and ensure repairs are noted and completed on a timely basis.
Assist in supervision of all business functions related to operations.
Plan for and utilise property resources, equipment, and supplies economically.
Education and Experience
High School Diploma or equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
Ability to understand and perform all onsite software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular stationary position, often standing or sitting for prolonged periods, repeating motions of wrists, hands, fingers, assessing accuracy, neatness, and thoroughness.
Frequent movement between work sites.
Occasional ladder, stairs, scaffolding, ramps, step stools, overhead reach, adjust or move objects up to 25 lbs, lift objects up to 25 lbs, operate machinery, power tools, motor vehicles/golf carts.
Work in small or enclosed spaces, flat or non‑flat terrain, outdoor environments, hazardous chemicals, overtime, weekends, night hours.
Salary Range : $15 per hour to $17 per hour
