Floating Community Manager Job Summary The Floating Community Manager is responsible for traveling to distressed assets and assets with an open position across the nation and wherever needed to provide professional management of their assigned apartment communities to achieve and maintain pre-determined occupancy goals; to achieve maximum cash flow for the owner; to implement TAM Residential LLC company’s policies and procedures in marketing, leasing, accounting, maintenance, resident relations, and all site level management reporting. The Floating Community Manager will hire, train, motivate, supervise, and discipline all on-site personnel and directly supervise assistant managers, leasing personnel, maintenance staff, porters, housekeepers, and other staff members that may be hired.

Essential Job Functions

Responsible for ensuring properties are hitting their leasing goals

Responsible to collect rent, security deposits, and bank deposits daily.

Follows through with resident delinquent rent collection.

It is the responsibility of the Floating Community Manager to plan, and control expenditures in order to obtain products and services at a minimum cost, to initiate, review, and approve purchases and payables within authorized spending limits.

Oversee and control the prospective resident application approvals, move-in and move-out paperwork.

Respond to staff and resident complaints and provide assistance with resolutions.

Develop and assist resident social activities.

Enforce resident lease policies and procedures within the guidelines of fair housing laws.

Provide training, supervision, and support to community employees.

Participate in recruitment, interview, and selection process for new staff members.

Complete semiannual performance written evaluations.

Participate in creating annual budgets and monitoring financial operations.

Weekly physical site inspections with Lead Maintenance Technician.

Ensure day-to-day operations are being performed within company policies.

Communicate with Regional Property Manager regarding property conditions, leasing programs, staffing and resident issues.

Thoroughly understand and abide by all Fair Housing Laws.

Other duties as assigned.

Skills + Abilities

Strong written/verbal skills

Ability to manage leasing staff and lease apartments

Ability to work with computers in software, word processing and property management.

Entrata experience is highly preferred.

Basic accounting skills and understanding of financial reports.

Ability to make independent decisions and handle emergency situations professionally.

Must have own transportation, valid state issued driver’s license, and current liability vehicle insurance.

Education + Experience

Minimum of 2 years of property management and supervisory experience

Entrata PMS experience is a plus

Tax Credit experience is a plus.

Working Conditions

Ability to operate in an open work area with moderate everyday noise.

Ability to work from multiple locations and travel throughout the nation.

Travel is required 75% of the time.

Ability to perform other duties as required.

Compensation

$70,000.00 - $95,000.00

Work Schedule

Full time position, 40 hours per week.

Operating hours of assigned community.

Benefits

Associates who are regularly scheduled for and work 30 hours or more per week are eligible for company-sponsored benefits the 1st day of the month, following completion of 30 continuous days of employment. Benefits offered include medical, dental and vision coverage, as well as 401K and life insurance. Regular, full-time associates are eligible to accrue paid time off (PTO) and holiday pay.
