What your day might look like
- Being part of a team and having fun while providing excellent customer service
- Managing daily operations of the property to achieve established budgeted financial and operational goals
- Controlling expenditures by staying within constraints of the approved budget, including maintenance repairs
- Overseeing the lease enforcement process by approving prospective resident applications, discounts, and renewals
- Supervising property staff to ensure goals are met; this includes hiring, training, and performance management
- Assisting in managing the client/owner relationship by providing updates and reporting on the property’s performance and responding to owner requests as needed
What we are looking for
- Previous property management experience is required; fee management preferred
- Proven supervisory skills to hire, lead, direct, and evaluate team members
- Proficiency in MS Office Suite and Yardi/OneSite software
- Financial savvy; previous experience creating/adhering to budgets and fiscal reporting
- Excellent communication skills: ability to read, write, and communicate effectively

Key Responsibilities
- Providing input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.
- Meeting targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
- Approving invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed.
- Controlling expenditures by staying within the constraints of the approved budget and managing the balance and maintenance of the petty cash fund.
- Overseeing the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducting periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges as allowable and stated in the terms of the lease.
- Gathering, analyzing, and interpreting current market and economic trends that may impact the property and implementing short‑ and long‑range marketing and leasing strategies to achieve the property’s occupancy and revenue goals.
- Promoting resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Ensuring the property’s maintenance team members comply with the Company’s standards with respect to responding and completing resident service requests.
- Conducting regular property inspections and taking appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
- Supervising property staff by interviewing, hiring, orienting, and training employees, and managing their performance in accordance with Company policies, values, and business practices.
- Assisting in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property’s performance, and responding to owner requests as needed.
Physical Demands
- Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.
- Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
- Incumbents must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays.
The annual range for this position is $75,000.00 - $85,000.00.
Additional Compensation
- Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
- Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
