Job Description
The Community Manager manages and coordinates the team members’ daily activities and resources of the property to achieve established budgeted financial and operational goals. Ensures the operation of the property complies with company policies, procedures, and all laws governing multi‑family housing operations.
Responsibilities
- Employee champion: manage the team and perform employee evaluations; interview, hire, orient, and train new hires.
- Meet targeted revenue goals by increasing sales and implementing short‑ and long‑term marketing and leasing strategies. Identify areas for improvement.
- Budget modeling, forecasting, and profitability analysis and management; complete financial records, documents, and reports; manage invoicing.
- Gather, analyze, and interpret market and economic trends that may impact the property and recommend improvements; stay informed of changes in technology, industry standards, leasing and sales tools, and processes.
- Lease enforcement: apartment inspections, evictions, collections, notifications, and other processes as outlined in the lease agreement; take appropriate action.
- Client/Owner Management: conduct property tours, provide performance updates, meet with clients as needed; manage contractors and vendors.
- Ensure safety, cleanliness and general appearance and curb appeal of the property; report mechanical and electrical malfunctions and any resident injuries or accidents. Ensure the maintenance team complies with company standards regarding service requests.
- Resolve customer complaints and issues.
- Research competitors, shop the competition, and build relationships within your market and the industry.
- Other duties as assigned.
Qualifications
- Education: High School Diploma or GED Equivalent.
- Supervisor Experience: 1–3 years sufficient to hire, lead, direct, evaluate, and manage subordinates.
- Management Experience: 1–3 years in multi‑family property management.
- Preferred Experience: Property management, sales, marketing, or customer service background.
- Advanced Skills: Communication, presentation, and delivery skills with ability to connect with people at all levels.
- Computer Skills: Proficiency in internet, word processing, spreadsheets, and database management programs. Strong proficiency in property management software (preferably Entrata, Yardi, or One Site).
- Licenses: Current Valid Driver’s License.
- Certifications: None.
- Physical Requirements: push, pull, lift, carry, or maneuver up to 20 lbs independently and up to 50 lbs with assistance; stand, walk, reach, climb, stoop, squat; sit intermittently for keyboard work.
- Travel Requirements: Routine local travel may be required; non‑local travel may be required.

Work Hours and Work Environment
Schedule: 40 hours per week.
- Monday – Friday: 9 am – 6 pm
- Saturday: 10 am – 5 pm
- Sunday: 1 pm – 5 pm
Essential Requirements:
- Must be available to work on weekends when scheduled and perform essential job functions unaccompanied.
- Work in an office environment with frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant or hazardous.
