Duties and Responsibilities
Manage the overall design process for multifamily projects, incorporating all design intent and programming elements as directed by the PGMgr and Development Mgr.; superintend the designers to stay on schedule, produce a well‑coordinated set, and retrieve, disseminate and track‑to‑completion all plan review comments from the AHJ, public utilities and all stakeholders without compromising Morgan standard specifications.
Serve as Design Team Leader and primary conduit for communication between development, construction and design team for all stages of design (Schematic, DD and Construction Documents).
Collaborate during construction with Development and Construction to identify and implement most effective solutions for the project.
Procure, scope out, and negotiate proposals from design professionals and submit to Developer with a recommendation for approval.
Create and enforce a consultant deliverable schedule that supports the Project’s entitlement timeline.
Conduct weekly meetings with consultants during preconstruction.
Assist the Developer as Design Team Leader in managing the preparation of the Site plan approval submittal and manage the process through receipt of AHJ comments and required responses to achieve Site Plan Approval.
Submit value engineering and substitution recommendations to the Developer and Program Manager.
Fully responsible for managing the AOR to prepare the CD’s suitable for bidding, permitting and construction.
Create Bluebeam Collaboration Document for Owner and Contractor comments and transmit to the design team, following up to ensure each comment is adequately addressed in subsequent progress set releases.
Monitor all RFIs and submittals, review and assist with all design‑related RFIs and submittals, and determine if plan revisions are required.
When necessary, the DM can be dispatched by the Construction PM to address issues with design firms’ responsiveness and resolve delays before escalating to the VP of Design.
Perform on‑site observation reports during construction phases as scheduled per project; duties may involve some travel.
