Senior Community Manager - Real Estate and Property Management Firm - Base Salary to 80k/year - Exton, PA
Our client is a highly respected real estate development and property management firm known for its award-winning communities and long-standing commitment to quality, service, and resident satisfaction. They are a full-service, family-owned real estate company who designs, develops, and manages residential and commercial properties.
They are seeking a Senior Community Manager (internally titled LIHTC Senior Community Manager) to oversee three 62‑and‑over affordable housing communities located in the Exton and Phoenixville, PA area. This is an excellent opportunity for an experienced affordable housing professional looking to lead operations, ensure compliance, and create a positive resident experience across multiple properties.
The Senior Community Manager will oversee the daily operations of three LIHTC senior communities and requires strong leadership, organizational skills, and deep affordable housing expertise.
Responsibilities:
Manage overall operations of three senior (62+) LIHTC residential communities, ensuring compliance with all local, state, and federal housing regulations.
Ensure properties maintain readiness for all inspections including agency reviews and REAC; conduct and document annual unit inspections.
Oversee leasing activities such as marketing, applicant screening, move‑ins, recertifications, move‑outs, and waitlist management.
Implement and uphold policies and procedures for effective LIHTC property operations.
Maintain detailed and compliant resident/property records in accordance with LIHTC and Fair Housing standards.
Ensure all compliance covenants and supportive service requirements are consistently achieved.
Supervise maintenance and administrative staff; ensure timely completion of work orders and preventive maintenance.
Conduct regular property inspections to maintain safety, curb appeal, and housing quality standards.
Proactively manage housing partner subsidy programs and relationships, including rental subsidy administration, rent increases, and inspections.
Prepare and manage operating budgets, monitor expenses, and ensure financial targets are met.Coordinate with the corporate office and vendors for capital improvements and contracted services.
Plan and coordinate resident events such as holiday gatherings, wellness programs, and monthly activities.
Foster strong resident relationships by addressing concerns promptly and creating a respectful, supportive community atmosphere.
Ensure timely rent collection, manage delinquencies, and prepare financial and occupancy reports.
Stay current on LIHTC requirements and participate in required training and certifications.
Qualifications:
8+ years of property management experience; LIHTC/affordable housing experience required.
Strong knowledge of LIHTC compliance, Fair Housing regulations, and HUD guidelines.
Strong financial, budgeting, and accounting capabilities.
Proficiency in property management software; Yardi strongly preferred.
Ability to travel between Exton and Phoenixville properties as needed.
Associate or bachelor’s degree in business, property management, or related field preferred.
LIHTC certifications (TCS, COS, or equivalent) strongly preferred.
Compensation:
Base salary in the 70k - 80k/year range, depending on experience and certifications.
