Assistant Community Manager (Resident Experience)
Position Summary:
As a Resident Experience Manager, you promote a sense of community and are responsible for the resident life cycle. You are the main point of contact for residents before and during their time at the community, providing superior customer service and communication to residents and prospects to enhance satisfaction, renewals, revenue, reputation, and profitability.
Compensation is based on geographic location and individual pay decisions will vary based on demonstrated job related skills, knowledge, experience, education, certifications, etc.
Essential Functions and Responsibilities:
Perform move-in orientation with new residents, ensuring best practices are followed and required documentation is received.
Collaborate with maintenance teams to ensure make-ready work is completed prior to move-in.
Manage make-ready unit status and availability; clearly communicate ready dates and needs to the Community Director and/or Maintenance Team.
Inspect apartments prior to move-in to ensure they are in move-in condition and coordinate outstanding items with maintenance.
Provide excellent customer experience for all applicants and ensure timely follow-up on needed documentation.
Ensure lease files and applications include all necessary documentation in accordance with internal practices and legal requirements.
Monitor and respond to NPS surveys to maintain resident satisfaction.
Work with marketing to monitor online reputation.
Support lease renewals by preparing renewal letters, communicating with residents before move-out dates, and ensuring timely signing and implementation of renewal documents.
Coordinate with Leasing Area Manager to manage the renewal process, including expiration schedules and lease execution.
Assist Leasing Professionals with marketing efforts by greeting prospective residents, gathering guest information, showing apartments, and supporting the leasing cycle.
Stay up to date on screening policies, state and local laws, and fair housing implications for the application process.
Manage subsidy communication and ensure required documentation and processes are followed.
Foster a sense of community by connecting residents and maintaining a strong community identity through outreach.
Assist residents with resolution of lease violations under supervision and handle resident complaints regarding living experience.
Manage renter’s insurance compliance for the community and promote Leaselock and FlexRent enrollment.
Distribute resident correspondence and notices while maintaining confidentiality.
Plan resident events in line with GRE Management policies and the annual plan.
Understand incident report practices and, in the absence of the Community Director, submit timely reports.
Act as on-site supervisor in the Community Director’s absence by organizing daily work and coordinating maintenance and make-ready tasks.

Perform additional duties and participate in special projects as assigned.
Required Skills and Motivations:
Knowledge of state landlord-tenant law.
Ability to manage administrative and maintenance teams and scheduling.
Desire to learn and take initiative.
Ability to handle confidential information appropriately.
Ability to work at a fast pace, under pressure, and stay organized to meet deadlines.
Professional and pleasant communication with team members, residents, visitors, and the public.
Qualifications:
At least 3 years’ experience in property management.
Real Estate license (if required by state regulations).
Driver’s license and insurance may be required.
Minimum one (1) year with GRE Management.
High school diploma or equivalent; experience in property management or related field preferred.
Computer skills: knowledge of MS Office suite and property management software (e.g., Yardi) and English literacy sufficient to perform duties.
