Essential Duties & Responsibilities Financial Management

Post all payments and income from current and non‑current residents accurately, timely, and efficiently.

Process and reconcile daily account receivables.

Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.

Post all charges to resident and non‑current resident accounts; bill back utilities where applicable.

Manage end‑of‑month closing procedures and reporting.

Maintain accurate and organized records; audit resident files to ensure accuracy.

Walk units and post all move‑out charges, statements, and security‑deposit refunds.

Personnel Management

Regular/daily onsite attendance is required.

Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.

Ensure effective staff performance through ongoing training and coaching, in compliance with Asset training benchmarks.

Promote harmony and quality performance of staff through support and effective leadership.

Ensure staff compliance with company policies and procedures.

Lead leasing management, ensuring effective closing, follow‑up procedures, signing/documentation of leases, and accurate reporting.

Implement marketing strategies and systems per the annual marketing plan.

Handle resident complaints, concerns, and requests to ensure resident satisfaction.

Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletters).

Effectively show, lease, and move in prospective residents.

Administrative Management

Provide excellent customer service and monitor service‑request turnaround and responsiveness of maintenance staff.

Maintain property appearance; ensure repairs are noted and completed promptly through regular inspections.

Supervise all business functions related to operations.

Plan for and allocate property resources, equipment, and supplies economically (e.g., obtaining bids/pricing from vendors).

Education / Experience

High School Diploma or equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.

Ability to understand and perform all onsite software functions; basic computer skills required.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Perform tasks requiring prolonged standing or sitting, repetitive wrist and hand motions, and communication with others.

Move around to accomplish tasks, including ascending/descending ladders, stairs, scaffolding, and step stools.

Operate machinery or power tools, motor vehicles, or golf carts; carry objects up to 25 lbs.; work in tight spaces, overhead positions, and various environmental conditions.

Be able to work overtime, weekends, night hours (emergencies), and in small or enclosed spaces.

At Asset Living, a variety of factors are considered in making compensation decisions, including, but not limited to: skill set, background and training, certifications, etc. The offer is dependent on the candidate’s relevant experience. The comprehensive total rewards package includes benefits (medical, dental, vision, life, accidental, and disability insurance), 401 K with employer matching, and commission and performance bonuses when applicable. Full‑time employees receive paid sick days and company holidays.

Salary Range $25 per hour to $26 per hour.
