Capstone Real Estate Investments, LLC is seeking a Marketing Assistant to support the Community Manager and contribute to the community’s success.

Summary Under the supervision of the Community Manager, the Marketing Assistant’s primary responsibilities include interfacing with prospective residents at the community, handling day‑to‑day issues with current residents, and coordinating the renewals of existing leases. In this position, Marketing Assistants are the community’s most important personnel as they determine how well a community does in a very competitive marketplace. Specific training for marketing assistants covers Fair Housing, closing techniques, and overcoming objections. Reports to the Community Manager, Assistant Community Manager, and/or Leasing Manager.

Responsibilities

Provide excellent service to all residents, prospects and visitors to the community.

Handle general office administration, including lease and resident communication management, filing, answering phones, greeting customers, and light cleaning of office, common areas and model unit(s).

Effectively lease apartments in accordance with budget guidelines.

Follow Fair Housing Standards in all dealings with prospects and residents.

Conduct outside marketing under the direction of the Assistant Manager and the Community Manager.

Coordinate the application review for each lease, including credit and income verifications and background checks.

Complete lease packets and files for each resident, including the lease, all addendums and other proper documentation and signatures.

Ensure the condition of leased apartments prior to move‑in, including a final inspection.

Follow up with residents throughout their lease terms, promote the annual renewal campaign, manage lease renewals and complete lease documents.

Perform daily opening and closing procedures: daily marketing inspection, spruce up of the model, condition of the leasing path, and amenities areas; pick up trash; vacuum and clean clubroom as needed; prepare refreshments and notify the Community Manager when supplies are needed.

Minimum Qualifications

High School diploma or GED; active enrollment in a 2- or 4-year degree program is preferred.

Equivalent combination of education and experience.

Required Knowledge, Skills, and Abilities

Professional and enthusiastic demeanor from sales, leasing, marketing or customer service experience.

Positive attitude and ability to effectively communicate the benefits of the apartment community to prospective students, parents and university personnel.

Excellent customer service, sales and negotiation skills.

Good communication and listening skills.

Ability to speak effectively before groups of customers or employees of the organization.

Ability to read and understand lease documents.

Effective team player with strong interpersonal skills.

Organized, detail‑oriented, patient, even‑tempered and able to work well under pressure.

Ability to read and interpret safety rules, legal correspondence and procedure manuals.

Ability to write routine reports and correspondence.

Basic math skills including addition, subtraction, multiplication, division and calculation of rates, ratios, percentages, discounts and prorations.

Application of common sense to carry out instructions furnished in written, oral or diagram form.

Effective time‑management skills.

Ability to maintain confidentiality.

Ability to follow directions from a supervisor and adhere to posted work rules and procedures.

Acceptance of constructive criticism.

Willingness to work weekends or overtime as required.

Knowledgeable in Microsoft Word and Excel.

Knowledge of Entrata is preferred.

Working Conditions Work is performed in an office, sedentary setting or outdoor environment. Primary functions require sufficient physical ability and mobility to walk, stand, sit for prolonged periods, frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movements. Possible to work long hours and odd schedules, including weekends.
