Summary The Marketing Manager is responsible for developing and executing marketing strategies that drive property awareness, lead generation, and occupancy across a portfolio of residential and/or mixed‑use properties. This role partners closely with operations, leasing, and leadership teams to ensure consistent branding, effective campaigns, and strong market positioning for each asset.
Essential Duties and Responsibilities
Develop and implement marketing plans to support leasing goals, lease‑ups, and stabilized assets
Manage property‑level and portfolio‑wide marketing budgets
Analyze market trends, competitive properties, and demographic data to inform strategy
Track and report on marketing performance, lead sources, and ROI
Digital & Advertising Management
Oversee digital marketing efforts including websites, SEO, paid ads, ILS platforms, social media, and email campaigns
Ensure property listings, photos, pricing, and messaging are accurate and current across all platforms
Manage third‑party vendors such as advertising agencies, photographers, and branding partners
Branding & Content
Maintain consistent brand standards across all properties and marketing materials
Create and manage content including signage, brochures, floor plans, virtual tours, and community messaging
Support rebranding efforts, renovations, and repositioning initiatives
Leasing & Operations Support
Collaborate with onsite leasing teams to create effective leasing tools and campaigns
Train onsite staff on marketing platforms, lead management, and brand messaging
Support lease‑up strategies, promotions, and resident retention initiatives
Reporting & Analytics
Monitor KPIs such as traffic, conversions, occupancy impact, and cost per lead
Prepare regular marketing reports for ownership and leadership
Recommend adjustments based on performance data
Required Skills, Education, and Experience
Bachelor’s degree in Marketing, Communications, Business, or related field (preferred).
3–5+ years of marketing experience, ideally in property management, real estate, or multifamily housing.
Strong understanding of digital marketing, lead tracking, and CRM systems.
Experience with ILS platforms (Zillow, Apartments.com, RentCafe, etc.), social media, and community marketing (Facebook Marketplace, Instagram, Nextdoor).
Familiarity with property management software (Entrata, Yardi, RealPage, or similar) and lease‑up/new construction marketing.
Proficient with design and content tools (Canva, Adobe Suite), marketing automation (PERQ, ActiveDEMAND), and video/media platforms (YouTube, TikTok).
Excellent written, verbal, organizational, and analytical skills; ability to manage multiple properties and priorities in a fast‑paced environment.
Creative mindset with a data‑driven approach and experience in budgeting, lead engagement, and local search optimization (Google Business Profile).
Physical Demands
Prolonged periods of sitting at a desk and working on a computer.
Frequent use of hands and fingers to operate a computer keyboard, mouse, and other office equipment.
Occasional standing, walking, bending, and reaching required.
Ability to lift, carry, or move items up to 15 pounds as needed.
Visual acuity to review detailed financial records, spreadsheets, and computer screens.
May be required to attend in‑person meetings at different property locations, which can involve walking, driving, and occasional travel.
Compensation and Benefits The total compensation package includes eligibility for:
Discretionary annual bonuses based on company and individual performance
