Job Description Summary Manages day‑to‑day operations of an assigned property including supervising team members, setting budgets, ensuring compliance with company policies and applicable housing laws, and achieving financial and operational goals.

Analyzes and evaluates financial statements, marketing data, and operational reports to develop budgets for the property.
Sets rent rates, collects rent and fees, and prepares monthly financial status reports.
Approves vendor, contractor, and service invoices, ensuring accurate coding and insurance certification.
Controls expenditures within the approved budget and manages the petty cash fund.
Oversees lease enforcement, including approving applications, handling renewals, conducting inspections, and managing evictions.
Analyzes market trends and implements short‑ and long‑term marketing strategies to meet occupancy and revenue goals.
Promotes resident satisfaction by responding to complaints and ensuring timely completion of service requests.
Conducts property inspections to maintain safety, cleanliness, and appearance standards.
Supervises property staff through hiring, orientation, training, and performance management.
Maintains client/owner relationships through meetings, tours, performance updates, and responsive support.
Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work in all weather conditions (rain, snow, heat, hail, wind, sleet).
Lift, carry, or maneuver weights up to 25 lbs independently and up to 50 lbs with assistance.
Travel may be required for training or assistance at other properties.
Work flexible schedule, including evenings, weekends, and holidays as needed.
Additional Compensation
Corporate positions may participate in quarterly or annual bonus programs.
On‑site property positions may participate in weekly, monthly, and/or quarterly bonus programs.
