Job Description Summary Manage the day‑to‑day operations of an assigned property, including team leadership, financial performance, and compliance with company policies and housing regulations.
Responsibilities
Contribute to budget development by analyzing financial statements, marketing data, and operational reports.
Achieve targeted revenues by setting rent rates, ensuring timely collection of rent and fees, depositing funds, and preparing monthly financial reports.
Approve vendor invoices, reconcile work performed, validate insurance certificates, code charges appropriately, and coordinate communication with vendors, the accounting team, and the client/owner.
Control expenditures to stay within budget constraints and manage the petty cash fund.
Enforce lease terms by approving applications, processing renewals, conducting inspections, following notice requirements, executing evictions, and collecting late fees and other charges as allowed.
Analyze market and economic trends to implement short‑ and long‑term marketing and leasing strategies that meet occupancy and revenue goals.
Promote resident satisfaction and retention through timely resolution of complaints, requests, and service issues, and ensuring maintenance staff meet company standards.
Perform regular property inspections and take corrective actions to maintain safety, cleanliness, and general appearance standards.
Supervise property staff, including interviewing, hiring, orienting, training, and evaluating performance in line with company policies and values.
Support the client/owner relationship by meeting owners, conducting property tours, providing performance updates, and responding to owner requests.
Physical Demands
Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver weights up to 25 lb independently and up to 50 lb with assistance.
Travel may be required to assist other properties, attend training, or for business meetings as necessary.
Work a flexible schedule, including evening, weekend, and holiday calls.
Additional Compensation
Corporate positions may qualify for quarterly or annual bonus programs based on individual and company performance.
On‑site property positions may qualify for weekly, monthly, and/or quarterly bonus programs.
