Community Manager The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, finance, administration, and risk management. The role requires on‑site leadership and compliance with company policies, safety, and fair‑housing guidelines.
Essential Duties & Responsibilities
Personnel Management: recruit, train, coach, and evaluate on‑site staff; schedule and assign tasks; document performance issues and coordinate with HR.
Financial Management: achieve net operating income goals, control costs, develop annual budgets, reconcile deposits and rent collections, manage vendor invoices, and prepare accurate financial reports.
Strategic Leasing Management: develop marketing plans, execute effective leasing techniques, maintain lease documentation, and implement resident retention programs.
Administrative & Maintenance Management: ensure accurate reporting, lead emergency responses, monitor maintenance service requests, inspect property condition, and oversee repairs and capital projects.
Education & Experience
High‑school diploma or equivalent; bachelor’s degree preferred or 4 years of housing‑industry experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills and familiarity with on‑site software.
Knowledge of Fair Housing laws and OSHA requirements.
Physical Requirements
Ability to communicate, perform repetitive hand motions, and work overtime, weekends, or nights for emergencies.
Frequently required to remain standing or sitting for extended periods, move around workspaces, and perform tasks in various environments.
Occasional use of ladders, stairs, scaffolding, tools, and machinery; lift up to 25 lbs; operate vehicles or golf carts; work outdoors and in confined spaces.
License & Equipment Must have reliable transportation due to the on‑call emergency requirement.
Salary Range $47,840 – $54,080 per year.
