Location: The Overlook Ridge, Stuarts Draft, VA. The position involves managing a new construction property lease‑up.

Description

Envolve Client Services Group professionally manages apartment communities throughout the southeastern United States. Success is measured by residents’ satisfaction, turning apartments into great places to live. As a Community Manager, you will be responsible for the overall performance of the assigned property, managing and directing on‑site staff, leading leasing and marketing activities, conducting market analysis, maintaining resident relations, and preparing and managing property budgets.

Key Responsibilities

  • Accountable for all aspects of the day‑to‑day operation of the assigned property.
  • Ensure that all physical aspects of the property are fully functional and well maintained.
  • Maintain frequent interaction with residents, proactively responding to their needs and focusing on relationship development and high resident retention.
  • Achieve the highest possible net operating income through effective cost control.
  • Manage the property efficiently and profitably within market conditions while meeting Envolve’s goals.
  • Develop yearly operating and capital budget plans, being mindful of their impact on NOI.
  • Coordinate and supervise resident improvement and other capital projects.
  • Monitor and enforce resident lease obligations.
  • Ensure strict adherence to State and Federal Fair Housing Laws.
  • Communicate effectively with site staff and enforce compliance with personnel policies and procedures.
  • Provide direction and oversight to maintenance staff to keep units in market‑ready condition.
  • Promote safe work practices and ensure site safety for occupants.
  • Conduct regular property inspections and coordinate necessary maintenance projects.
  • Bid, negotiate, and manage vendor service contracts and one‑time projects.
  • Maintain knowledge of the property and competitive markets through continuous evaluation of market conditions and trends.
  • Train and mentor office staff to implement sales and marketing materials, maximizing rental income and occupancy.
  • Ensure compliance with all applicable Affordable Housing programs and subsidies.
  • Provide required reports.
  • Other tasks as assigned.

Education and Work Experience Requirements

  • High school diploma or equivalent; some college preferred.
  • Minimum of 3 years as a Community Manager or Assistant Community Manager, or equivalent management experience.
  • Valid driver’s license.
  • HCCP Certification preferred.

Specific Job Knowledge, Skill and Ability

  • Strong financial management skills; proficient in budgeting, forecasting, and cost control.
  • Ability to lead community staff in a fast‑paced, ever‑changing environment.
  • Solid multi‑tasking skills and a track record of meeting deadlines.
  • Professional and effective communication with co‑workers, residents, vendors, and corporate staff.
  • Proficiency with Microsoft Office (Excel, Word, Outlook).
  • Experience with Yardi preferred.
  • Willingness and ability to work weekends and holidays when required.
  • Capability to travel for training and occasional business meetings.

Rate: $43,680.00
