Community Manager – Ledges & Lumine Apartments | Boulder, CO
Full‑time Community Manager responsible for overseeing operations, resident satisfaction, marketing, and financial performance of the Ledges & Lumine Apartments community (conventional property) in Boulder, Colorado. Salary range: $33.00 – $35.00 per hour with full benefits.
Key Responsibilities
- Oversee daily operations of the apartment community, ensuring a safe, well‑maintained, and welcoming environment.
- Lead, mentor, and supervise on‑site staff, guiding customer service, leasing, and resident relations.
- Manage the leasing process, including marketing, tours, applications, and lease execution.
- Maintain financial performance by creating and monitoring budgets, preparing monthly reports, and tracking expenditures.
- Conduct regular inspections to ensure maintenance standards and regulatory compliance.
- Administer resident programs and services to build community and satisfaction.
- Oversee renovations, ensuring timely and budget‑conscious completion.
- Ensure compliance with housing regulations.
- Handle resident concerns and complaints professionally, aiming to resolve issues quickly and fairly.
- Prepare and submit annual operating budgets and conduct quarterly reviews.
- Maintain records for all resident transactions, including move‑ins, move‑outs, rent collections, and renewals.
- Foster a team‑oriented environment, collaborating with corporate leadership and staff to achieve community goals.
- Perform business duties such as bank deposits, community supplies management, competitive analysis, and other assigned tasks.
Qualifications
- 2–3 years of experience in property management, specifically with luxury or conventional apartment communities.
- Hands‑on experience overseeing daily operations of a multi‑family community with strong leadership skills.
- Strong understanding of financial reporting, budgeting, and rent collections for apartment communities.
- Proficient with property management software (Yardi and/or MRI).
- Excellent verbal and written communication skills, engaging residents, staff, and vendors.
- Strong organizational skills and attention to detail.
- Passion for delivering customer service and fostering a positive resident community.
- Physically able to lift and carry up to 25 pounds.
- Valid driver’s license and proof of automobile liability insurance.
