Community Manager – Conifer Realty
General Description: The Community Manager is responsible for all phases of on‑site property operation, under the direction of the Regional Manager, and to maintain all aspects of the property’s assets to Conifer standards.

- Full‑time, exempt
- 40 hours per week, Monday – Friday, 8:00 AM – 4:30 PM

Job Description
People: Recruit, hire, train, coach, mentor, and manage performance of team members, perform written evaluations, maintain attendance records, enforce Conifer policies, market and approve/disapprove rental applications, handle leasing, and provide excellent customer service to residents.
Property: Ensure compliance with housing program requirements, manage occupancy and waitlists, handle move‑in/move‑out details, maintain community to standards, report emergencies, handle maintenance requests, supervise contractors, and conduct inspections.
Financials: Assist in budget development, collect rents, manage delinquent accounts, maintain ledgers, make bank deposits, process accounts payable, handle on‑call duties, and fulfill other job‑related duties as assigned.
Experience
- 1–3+ years of site or apartment management experience, preferably in affordable housing.
- Compliance experience (LIHTC, HUD‑Sec.8, RD, etc.) strongly preferred.
- 1+ year of team supervision experience.
- Customer service or sales experience a plus.
- Proficiency in MS Office and Yardi Voyager desirable.
- Accounting experience with budgeting and variance analysis preferred.
- Valid driver’s license and reliable transportation.
Education
- High school diploma or GED required.
- Associate degree in Business or related field desired; bachelor’s degree a plus.
- Preferred certifications: Certified Occupancy Specialist, Tax Credit Specialist, LIHTC, S.T.A.R. Training.

Benefits & Compensation
Salary range: $60,000 – $70,000 annually. Benefits include competitive compensation, 13 holidays, 15 days PTO, 401(k) with company match, medical, HSA, dependent‑care Flex, dental, vision, life and disability insurance, and a wellness program.
