Community Manager – TRG Management Company

TRG Management is a premier property management company managing over 20,000 units across several states with a current portfolio of more than 100 properties. We specialize in subsidized, workforce, affordable, mid‑rises, high‑rises, luxury rentals, and single‑family properties.

Responsibilities

  • Understand market and rental rates by consistently surveying local competition.
  • Attract tenants by advertising vacancies, obtaining referrals, explaining location and service advantages, and showing units.
  • Contract with tenants by negotiating leases and collecting security deposits.
  • Accomplish financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
  • Maintain property by investigating and resolving tenant complaints, enforcing occupancy rules, inspecting vacant units, completing repairs, and contracting vendor services.
  • Maintain building systems by contracting for maintenance services and supervising repairs.
  • Secure property by contracting with a security patrol service, establishing and enforcing precautionary policies, and responding to emergencies.
  • Enforce occupancy policies by confronting violators.
  • Prepare reports by collecting, analyzing, and summarizing data and trends.
  • Update job knowledge through educational opportunities, professional publications, and networking.
  • Achieve organization goals by taking ownership of new requests and exploring opportunities to add value. Ideal candidate will possess prior Affordable Housing experience.

Qualifications

  • At least one year on‑site experience as a Leasing Consultant and/or Assistant Community Manager; or two years supervisory experience in a customer‑service related business with appropriate certification(s).
  • Fair Housing certification earned prior to interacting with prospects or residents.
  • Competence in personal computer skills, keyboard use, internet search, math, Microsoft Office (Word, Excel, Outlook) and community software applications.
  • Knowledge of OSHA laws and regulations.
  • Flexible work schedule.
