Community Manager

Responsibilities

  • Personnel Management: screen, hire, train, coach, and develop on‑site staff; complete weekly/daily staff schedules; address performance issues; promote staff harmony and quality job performance.
  • Financial Management: achieve the highest possible net operating income through effective cost control and revenue & leasing improvement; develop yearly operating budgets/forecasts; monitor timely receipt and reconciliation of deposits, rent collections, vendor invoices, and property closeout; ensure accurate financial reporting.
  • Strategic Leasing Management: develop and execute yearly marketing plans; ensure leasing techniques are effective; manage resident complaints, concerns, and requests; develop and implement resident retention programs; effectively show, lease, and move in prospective residents.
  • Administrative & Maintenance Management: maintain property appearance and ensure repairs are completed on time; manage emergency response team; monitor service request turnaround; manage property resources, equipment, and supplies economically; give direction to and monitor maintenance, construction, and rehabilitation activities.
  • Resident Retention & Customer Service: develop resident retention programs; manage resident complaints and requests; ensure resident satisfaction.

Qualifications

  • High School Diploma or equivalent; Bachelor’s degree preferred or four‑year experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform all on‑site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication with others, repeat motions that may include wrists, hands, and/or fingers; ability to work overtime, weekends, and night hours (emergencies).
  • Standing or sitting for prolonged periods; moving about to accomplish tasks; moving from one worksite to another.
  • Occasional ascent/descend ladders, stairs, scaffolding, ramps, step stools; operate machinery or power tools; operate motor vehicles and/or golf carts; work in extremely low or high temperatures; work in outdoor environments such as precipitation and wind; work in small and/or enclosed spaces; traverse flat and non‑flat terrain; be exposed to hazardous chemicals.

Benefits & Compensation

Salary Range: $28 per hour to $30 per hour. Full‑time employees receive paid sick days, company, a 401K with employer matching, and potential performance bonuses.
