Role overview: The Community Manager is responsible for the overall operation and success of the assigned apartment community, ensuring efficient, profitable, and compliant performance. Responsibilities include leasing, resident relations, maintenance, financial performance, and team leadership to deliver an exceptional living experience.

ESSENTIAL JOB FUNCTIONS

Leadership & Team Management: Recruit, train, mentor, and supervise on‑site staff; foster a positive work environment; conduct staff meetings, performance reviews, and coaching.

Financial & Operational Management: Prepare and manage operating budget; monitor rent collections and delinquencies; enforce company policies and fair housing regulations; oversee vendor relationships and software platforms.

Leasing & Marketing: Develop and implement marketing strategies; oversee leasing process including tours, applications, approvals, and move‑ins; maintain professional leasing office environment.

Resident Relations & Customer Service: Build strong relationships, address concerns, promote retention through community events, enforce lease agreements.

Maintenance & Property Appearance: Partner with maintenance team for timely work orders; conduct inspections; prioritize health and safety protocols.

QUALIFICATIONS

3+ years property management experience; multifamily preferred.

Strong leadership, organizational, and communication skills.

Independent decision‑making ability and professional emergency handling.

Customer‑service mindset with problem‑solving skills.

Availability for emergencies 24/7.

Valid driver’s license, acceptable driving record, and auto insurance if duties require vehicle or golf cart.

EDUCATION & EXPERIENCE

Knowledge of Fair Housing, landlord/tenant laws, and property management software.

Ability to manage budgets, analyze financial reports, drive profitability.

Tax Credit experience is a plus.

Minimum 2 years supervisory role in property management.

WORKING CONDITIONS

Open work area with moderate noise; multi-location capability.

Full‑time position; evening, weekend, on‑call availability may be required.

Perform other duties as needed.

BENEFITS
