Essential Staffing Solutions is looking for dependable, hard-working, and self-motivated Apartment Community Manager.

Job Description

The Apartment Community Manager is responsible for overseeing the maintenance and upkeep of residential properties and ensuring tenant satisfaction. Duties include scheduling routine maintenance, managing resident and maintenance staff, enforcing rental terms, collecting rent, handling property expenses, reporting financial status, marketing vacant properties, inspecting properties, arranging repairs, managing service contracts, and resolving complaints.

Job Duties

  • Collect rent and other property fees from tenants and individual owners.
  • Pay property expenses, including taxes, mortgages, payroll, insurance premiums, and maintenance costs.
  • Report the property’s financial status, occupancy, and expiring leases to property owners.
  • Meet potential tenants, show them the property, and assess their applications in accordance with anti‑discrimination laws.
  • Advertise vacant properties and hire leasing agents as needed.
  • Inspect properties and arrange for repairs and new materials as required.
  • Arrange contracts for maintenance, trash removal, landscaping, security, and other ongoing services, and manage disputes with these providers.
  • Investigate and resolve property complaints and rental violations.

Job Qualifications

  • Proficiency in property management software (preferably Yardi and/or One Site).
  • Minimum of 2 years of apartment management experience.
  • Excellent verbal and written communication skills.
  • Customer‑service focus with the ability to be a strong team player.
  • Proficiency in Microsoft Office (Word, Excel).
  • Able to multitask and meet deadlines in a timely and organized manner.
  • Must be able to work a flexible schedule, including weekends.
  • Must be able to tour the community with clients, which includes walking the property and climbing stairs.
  • Ability to diffuse conflict and solve problems.
  • Customer service and interpersonal skills needed to meet with prospective and current tenants.
  • Good verbal communication.
  • Attention to detail to ensure applications are accurate and tenant issues or questions are adequately addressed.
  • Organizational and multitasking efficiency.
  • Problem‑solving to find effective solutions for a variety of potential issues.
  • Knowledge of rental contracts and property and anti‑discrimination laws.
