Mortgage Field Services Inspector

Independent contractors earn predictable full‑time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required, but an ability to effectively manage time and meet deadlines is crucial. What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties. The purpose of the property inspection is to verify occupancy and report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
Responsibilities
Complete inspections in your assigned county (you may share a county with another inspector if volume warrants).
Most inspections take 5‑6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Be prepared to spend extended periods driving, making multiple stops in the assigned territory.
Requirements (to be considered you must have the following)
Computer with internet connection.
Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver's license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30–$40 per hour. Depending on the county and whether it is urban or rural you may be expected to complete anywhere from 20–500 inspections per month, working 2–30 hours per week. Lower‑volume counties have higher rates; higher‑volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month‑to‑month. Earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory. No additional mileage reimbursement above the flat fee per inspection.
