Job Function Sales and Management

Essential Functions

Solid knowledge of standard CAA forms and agreements.

Enforces occupancy policies and procedures and addressing violators.

Collection of monthly rents and making bank deposits.

Accomplishes financial objectives by collecting rents and deposits, creating receipts and analyzing variances, and initiating corrective action within Property Management Software (AppFolio).

Immediately report and/or update management about upcoming vacancies and all major or non‑routine issues.

Obtain authorization for all non‑routine repairs, changes or improvements.

Awareness of government policies concerning rental discrimination.

Enforcement of house rules.

Arranging and supervising routine repairs or service.

Schedule and supervise changes and repairs for re‑rental.

Advertise and show vacant units for re‑rental.

Coordinate/host Open‑House events as needed.

Move‑in/Move‑out Duties

Organizing apartment move‑in/move‑out and walk‑through inspections.

Greeting potential residents, showing on‑notice and vacant apartments, aiding them in the application process.

Coordinate tour with potential residents.

Communicating & planning scheduled move‑in/move‑out inspections, applications and leases.

Maintenance and Porter Duties

Surveying the buildings and grounds on a daily basis, reporting immediately any problem to Corporate Office.

Responding to tenants’ repair issues/work orders in a timely and thorough manner.

Serving and communicating notices to tenants when necessary.

Carrying out minor maintenance/porter tasks such as but not limited to changing bulbs, cleaning the laundry room, cleaning BBQ area, cleaning mail area, flipping a breaker line, shutting off main water lines, measuring blinds, cleaning the grounds of any extraneous debris, sweeping property, wiping banisters and occasional weeding between landscape maintenance company visits.

Assisting in scheduling and overseeing general contractors and outside vendors with major repairs.

Communicating with corporate office once a week to go over scheduled repairs and vacancy status.

Experience Requirements and Qualifications

3 years of on‑site property management experience, required.

High school diploma, GED, or equivalent, required.

Bachelor’s degree or equivalent experience, preferred.

3 years of management experience, preferred.

2 years of experience knowledge of AppFolio software, highly preferred.

Solid knowledge of office software such as Microsoft Outlook, Excel, and Word, required.

Experience with affordable housing property management, highly preferred.

Must be willing to live on‑site, required.

Professional communication, interpersonal skills and written correspondence, required.

Strong organizational skills and attention to detail, required.

Reliable transportation for occasional travel to corporate office, required.

Experience in supportive housing property management, required.

CA Fair Housing training certificate required, may complete after hire.

Knowledge of property maintenance and physical upkeep requirements, required.

Compensation Hourly pay for work performed and discounted rent for on‑site apartment unit.

Job Type: Full‑time

Pay: $20.00 - $27.00 per hour
