Conduct all sales and leasing activities to achieve community revenue and occupancy goals, including greeting prospects, touring apartments, processing applications, and preparing lease move‑in packages. Inspect apartments prior to resident move‑in, ensuring units are move‑in ready and scheduling any outstanding items with maintenance. Monitor market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow community policies related to concessions and specials to sustain occupancy. Design and execute marketing activities, including resident referral programs, employer outreach, and online marketing tools (Craigslist, Facebook, email). Use on‑site property management software (OneSite, Yardi) to track availability, record traffic, manage prospect data, and capture critical demographic information. Maintain show unit quality, communicate maintenance needs to the community’s maintenance team, merchandising, and prepare leasing office for daily leasing activities. Follow up with prospects and new residents to ensure satisfaction via email, thank‑you notes, cards, or telephone calls. Support lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed on time. Respond promptly and courteously to resident and client/owner concerns, taking prompt action to solve problems or document requests. Qualifications & Requirements

1‑2 years of leasing experience required. Valid driver’s license required to operate a golf cart on property. Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions. Physical Demands & Schedule

Stand, walk, sit for extended periods; lift up to 25 pounds independently, 50 pounds with assistance; work in all weather conditions. Flexible schedule, including evenings, weekends, and holidays. Compensation

Pay range: $20.00 – $22.00/hour (Vista, CA). Eligible for base salary plus quarterly or annual bonus program based on individual and company performance. Benefits
