Position Summary The Leasing & Marketing Manager is responsible for overseeing all leasing and marketing functions within the community to achieve budgeted occupancy, pre-lease, and retention goals. This role partners closely with the General Manager to develop and execute strategic leasing and marketing initiatives, leads and coaches the leasing team, and ensures an exceptional prospect and resident experience. The Leasing & Marketing Manager serves as a brand ambassador for the community while maintaining strong operational discipline, reporting accuracy, and compliance with company policies.
Leasing Operations & Strategy
Oversee daily leasing operations to ensure effective sales techniques, consistent follow-up, accurate documentation, and timely lease execution.
Monitor leasing performance and renewal activity, providing coaching and support where needed.
Audit lease files regularly to ensure compliance with company policies and procedures.
Actively lease apartments by conducting tours, closing prospects, and overseeing move-ins as needed.
Address resident complaints, concerns, and requests promptly to maintain high resident satisfaction.
Develop and implement resident retention initiatives, including events, promotions, and monthly communications.
Ensure all leasing data, reports, and dashboards are accurate and up to date.
Develop and execute an annual marketing plan aligned with occupancy and pre-leasing goals.
Plan, coordinate, and execute leasing events, renewal events, and marketing initiatives with approval from the Community Manager.
Maintain a strong understanding of market conditions, competitors, pricing, and trends; complete weekly market surveys.
Apply proven sales and marketing strategies to drive traffic, improve closing ratios, and increase occupancy.
Oversee daily marketing activities and ensure execution aligns with the marketing calendar and brand standards.
Monitor inventory of promotional and printed marketing materials and reorder as needed.
Partner with the Community Manager to recruit, train, coach, and develop Community Assistants in alignment with company standards.
Provide ongoing coaching, counseling, and performance feedback to ensure team success.
Foster a positive, collaborative work environment focused on accountability and high performance.
Ensure staff consistently follows company policies, procedures, and customer service standards.
Monitor leasing activity logs, lead follow-ups, and tour performance to ensure accountability.
Customer Service & Office Management
Ensure a professional, welcoming, and organized leasing office environment at all times.
Supervise tours and prospect traffic to ensure policies and procedures are followed.
Maintain presentation standards for the office, coffee bar, model unit, and marketing materials.
Oversee customer service standards for all prospect and resident interactions.
Reporting & Administrative Responsibilities Daily
Review Entrata dashboard and assign new leads.
Ensure all leads are contacted within required timeframes.
Review completed, partial, and pending leases.
Process background screenings.
Monitor property email and respond to leads promptly.
Review daily leasing activity and marketing execution.
Pull and submit Daily Traffic/Leasing Reports.
Supervise and promote resident events.
Monitor and respond to online reviews.
Complete Monday marketing and competitor reports.
Meet with Community Assistants to review performance and gather feedback.
Monthly
Create and manage the upcoming month’s marketing calendar.
Review marketing inventory and order materials as needed.
Review and approve resident events for the upcoming month.
Ensure Grace Hill training compliance.
Yearly
Develop and maintain sponsorships with student organizations and campus partners.
Coordinate co‑vending opportunities with local businesses.
Plan and order promotional items for housing fairs and major marketing initiatives.
Social Media Oversight
Ensure daily Instagram activity and consistent story presence.
Maintain brand standards while creating authentic, engaging content.
Analyze engagement metrics and replicate high‑performing content.
Coordinate Facebook posting access and scheduling with leadership.
Immediately report any social media access or password changes.
Qualifications
Minimum of 2–3 years of leasing, marketing, or property management experience (student housing preferred).
Proven leadership and team development experience.
Strong sales, closing, and customer service skills.
Proficiency with Entrata or similar property management software.
Excellent organizational, communication, and time‑management skills.
Ability to analyze data, manage multiple priorities, and meet deadlines.
Flexible schedule with availability for events, weekends, and peak leasing periods.
Physical & Work Requirements
Ability to walk the property, conduct tours, and attend events.
Ability to work evenings and weekends as business needs require.
Ability to lift and carry marketing materials and event supplies.
