Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Essential Responsibilities
Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours and showing apartments, processing applications, credit screening, criminal background checks, preparing lease and move‑in package, and ensuring a smooth resident move‑in and lease signing.
Inspect apartments before resident move‑in, ensure move‑in ready condition, and schedule outstanding items with maintenance.
Stay informed about market and competitor conditions, develop and implement short‑and long‑term marketing plans, and follow company policies on concessions to boost occupancy.
Design and execute marketing activities, including resident referral and employer outreach, internet marketing tools, and community‑specific plans.
Use on‑site property‑management software to track apartment availability, record leasing activities, manage resident and prospect data, and capture critical demographic information.
Ensure show units meet company standards by inspecting daily, communicating maintenance needs, merchandising, and preparing the leasing office for daily leasing activities.
Follow up with prospects and new residents to ensure satisfaction via email, thank‑you notes, cards, or calls.
Support the lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed on time.
Respond quickly and courteously to resident and client/owner concerns and take prompt action to resolve problems.
Required Licenses or Certifications
All licenses and certifications required by state and local jurisdictions.
Valid driver’s license to operate a golf cart on property.
Hourly Range:
$15.50 – $18.00
Additional Compensation
Corporate positions: eligible for a quarterly or annual bonus program based on individual and company performance.
On‑site property positions: eligible for weekly, monthly, and/or quarterly bonus programs.
