Job Description What does this role entail? The Leasing Consultant executes the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the lease term, and securing lease renewals.
Essential Roles You Will Play
Performs all sales and leasing activities in person to achieve the property’s revenue and occupancy goals by greeting prospects, conducting tours, processing applications, credit screening, background checks, preparing leases, and ensuring a smooth move‑in and lease signing, while completing various accounting, financial, administrative, and reporting duties.
Designs and executes off‑site marketing activities to create and drive traffic, including resident referrals, employer outreach, internet marketing, social media, and other property‑specific marketing plans.
Gathers, analyzes, and interprets market and economic trends that may impact the property and recommends improvements, staying informed of technology, industry standards, leasing tools, and processes.
Leases enforcement processes such as apartment inspections, evictions, collections, and notifications, taking appropriate action as outlined in the lease agreement.
Follows up with prospects and new residents to ensure satisfaction, supports the property’s lease renewal program, ensures timely renewal documentation, and responds swiftly to resident and client/owner concerns.
Maintains safety, cleanliness, and general appearance of the property, reports mechanical and electrical malfunctions or injuries, and ensures show units meet company standards for quality.
Resolves customer complaints and issues.
Stays informed of current market and competitor conditions that may impact occupancy and sales results, develops and implements short‑ and long‑term marketing plans and goals, and follows the property’s policies on concessions and specials.
Other duties as assigned.
Work Hours and Work Environment Schedule: 40 hours per week in a regular work schedule. The typical hours of operation may vary by site:
Monday – Friday: 9 a.m. – 6 p.m.
Saturday: 10 a.m. – 5 p.m.
Sunday: 1 p.m. – 5 p.m.
Essential Requirements
Must be available to work on weekends when scheduled and must be able to perform essential job functions unaccompanied.
Works in an office environment but also has frequent exposure to outside elements with temperatures, weather, odors, or hazards.
Qualifications Summary Education & Experience
High School Diploma or GED Equivalent.
Preferred: Property management, sales, marketing, and customer service experience sufficient to manage day‑to‑day operations of an apartment community.
Advanced Communication Skills
Excellent communication, presentation, and delivery skills to connect with people at all levels.
Computer Skills
Proficiency in internet, word processing, spreadsheets, and database management programs for reporting.
Strong proficiency in property management software (preferably Entrata, Yardi, or One Site).
Licenses & Certifications
Valid driver's license (current).
No specific certifications required.
Physical Requirements
Must be able to push, pull, lift, carry, or maneuver up to 20 pounds independently and 50 pounds with assistance.
Must frequently stand, walk, reach, climb, stoop, and squat; intermittently sit and perform keyboard work.
Travel Requirements
Routine local travel may be required for errands, meetings, and training.
