Position Summary : The Leasing Consultant is the property’s sales representative whose primary duties are to greet prospects, present professionally the features and benefits of their assigned community, and properly secure lease agreements from qualified persons. A Leasing Consultant is very service-oriented and strives to make current residents feel welcome and comfortable in their community. The Leasing Consultant will contact a person of authority should any situation warrant an action or decision not included in his or her duties and responsibilities. This position will occasionally assist with leasing at our other properties when needed.

Key Roles / Responsibilities

Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.

Marketing and Leasing

Maintain a professional, yet friendly, atmosphere in the leasing office and other areas where prospective residents meet.

Inspect models and “market ready” vacancies daily to ensure cleanliness.

Answer incoming phone calls and handle each call accordingly, whether it is a prospect call, irate resident, service request, etc. Transfer calls to assistant manager or manager when appropriate.

Greet prospective residents, qualify, determine needs and preferences, professionally present community and specific apartments while communicating features and benefits.

Maintain awareness of local market conditions and trends, contributing ideas to the manager for marketing the property and for improving resident satisfaction.

Administrative

Correctly complete all lease applications, assist with application verification and notify prospective residents of results. Type miscellaneous resident communication as needed.

Complete all lease paperwork including related addenda and accept rents and deposits.

Complete Guest Card information form on all prospects, send thank-you notes and perform follow-up.

Physically inspect property when on grounds, pick up litter and report any service needs to maintenance staff, including the tour path and model units.

Inspect move-outs and vacancies.

Inventory office supplies periodically and report needed items to manager.

Organize and file appropriate reports, leases and paperwork.

Attend company meetings when requested.

Assist manager and assistant manager in preparation of daily and weekly reports, resident communications, move-out inventory, market surveys, etc.

Perform any additional duties assigned by manager or assistant manager.

Welcome guests and handle incoming phone calls from prospective new residents and complete appropriate paperwork.

Maintain awareness of market/industry conditions and trends via trade publications, professional organizations, etc.

Required Education, Experience, and Qualifications

At least 1 year of experience in on-site multifamily property management.

Type at least 35 wpm.

Knowledge of Microsoft Office Suite, Gmail, OneSite, Real Page, and Velocity rental systems.

Ability to effectively manage competing demands on time and attention.

Strong work ethic.

Perseverance to see the job through completion.

Exhibits honesty and integrity in business dealings and decision making.

Ability to travel and, if necessary, attend out-of-town meetings or conferences requiring overnight travel.

High School diploma or equivalent required.

Ability to read, write, and speak English.

Must have valid driver’s license and automobile insurance.

National Apartment Leasing Professional (NALP) preferred, not required.

Ability to work in a fast-paced environment, meet deadlines and multi-task.

Working Conditions

Bending, lifting, climbing, pushing, pulling, kneeling, sitting, standing, walking, scooting, kneeling, stooping, squatting, pulling, pushing, climbing, crouching, crawling, talking, hearing, seeing, and standing for long periods.

Essential duties require moderate to heavy lifting and carrying.

Prolonged periods sitting at a desk and working on a computer.

Environment may be an office or outdoors.

Exposures may include hazardous materials, loud noise, or extreme heat/cold.

Work minimum 40 hours per week; must be available evenings, nights, weekends for staffing needs and emergencies.

Comprehend and follow written and oral instructions.

Complete tasks even with frequent interruptions.

Use discretion and independent judgment as needed.

Speak clearly on the phone and to fellow workers.

Professional appearance required; attire designated by area supervisor.
