Apartment Maintenance Manager

Overview Morgan Properties is seeking an experienced Apartment Maintenance Manager to oversee the upkeep of a 282-unit community. This full‑time role requires a “whatever it takes” approach to maintain both company standards and legal requirements.
Responsibilities
Interview, hire and train new team members.
Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.
Mentor and guide maintenance technicians to increase their overall knowledge base and skill set.
Provide expert knowledge and troubleshooting in HVAC, electrical, plumbing, pool maintenance, carpentry, drywall, exterior structure, and appliance repair.
Establish and prepare a 24‑hour on‑call schedule, and be personally available during emergencies.
Partner with office staff to provide exceptional service and follow‑up to residents on maintenance issues.
Manage and organize inventory of all maintenance materials.
Establish preventive, make‑ready, and general work‑order schedules.
Regularly inspect community buildings, including vacant units.
Plan, assign, and direct work of the maintenance team.
Qualifications
Active and valid driver’s license and personal vehicle.
Live within a 30‑minute commute of the properties.
HVAC/EPA/CFC certification preferred.
One‑year certificate, 5+ years of related experience, or equivalent education and experience.
Benefits
Pay Range: $26.00 – $28.00 per hour.
Up to 100% rent discount.
