HIRING! Preconstruction Manager
Essential Job Functions:
- Effectively communicate with the Executive Manager regarding the preconstruction and estimating teams, including preconstruction manager, estimator, and design-build manager.
- Maintain clear communication through the chain of command with the preconstruction manager, estimator, and design-build manager.
- Mentor and promote a high-performing acquisition team comprising the preconstruction manager, estimator, and design-build manager.
- Ensure the teams have the necessary training and tools to be productive and successful.
- Foster teamwork to ensure timely and successful project completion.
- Be accountable for team productivity, meeting deadlines, and following processes.
- Promote a positive, client-focused, and proactive attitude within the team, demonstrating leadership throughout the company.
Accountabilities and Responsibilities:
- Oversee the implementation of company processes and procedures at the work acquisition level.
- Ensure schedule and quality standards are met.
- Standardize operations for consistency and efficiency.
- Develop and select project staff, nurturing their growth to become self-sustaining at their work level.
- Enhance the customer experience during preconstruction.
- Assist the Executive Manager with estimating details, identifying inefficiencies, and implementing improvements.
The Director of Preconstruction, along with team members, is responsible for:
- Acting as Chief Estimator on pursuits, especially for projects with a preconstruction period post-award, such as negotiated and Design-Build projects.
- Leading estimate reviews and bid team meetings.
- Presenting deliverables to clients in an organized manner, following company and client guidelines.
- Representing the company in design and coordination meetings, and leading them when appropriate.
- Maintaining action logs and scope issue logs, and managing pricing with estimating support.
- Preparing or overseeing preconstruction schedules, coordinating with internal departments and clients.
- Providing technical support, preparing estimates, and assisting with project sales, including RFP and RFQ responses.
- Participating in interviews and supporting marketing efforts.
- Offering value engineering solutions considering cost, schedule, and lifecycle costs.
- Addressing design gaps, ensuring current design information is used in estimates.
- Managing contract document preparation and qualifications.
- Supporting prequalification processes and maintaining budget controls.
- Assisting project teams with design decisions and schedule reviews.
- Managing risk, relationships with clients, architects, engineers, and subcontractors.
- Representing the company at industry events and maintaining industry knowledge.
- Managing the buyout log and subcontractor agreements.
