Role Summary The Southeast Regional Manager’s primary responsibility is the overall profitability of the properties they oversee. The ideal candidate can live in any of these states in the Southeast because they will need to travel frequently in the southeast region (Florida, Louisiana, Alabama, South Carolina, Tennessee, Kentucky, etc.). They should strive to achieve that profitability by ensuring all employees subordinate to them are being held accountable to meet or exceed company standards in the following areas:
Responsibilities Revenue
Rate management- making sure we are selling units at the correct rate for the market conditions
Rent Roll Reviews- making sure rent rolls are reviewed month and residents below market rate are considered for rent increases
Ensure all Pet Fees are being collected
Ensure all Document fees are being collected
Ensure collections of Past Dues are done I.A.W company policy and 3 Days or more should not ever exceed 3% of occupied units
Occupancy
Monitor call rail daily for properties not hitting occupancy goals
Verify the call list at all properties is being utilized and up to date
If Call tracking indicates your call volume is less than average (in the red) Immediately work with your VP and marketing to ensure we get call volume up
Walk ready rooms every week to ensure the product quality meets company standards
Walk occupied rooms evert week to ensure our existing residents are being taken care of
Do resident call backs to residents checking out of properties not hitting occupancy goals (need to know why residents are leaving)
Do two-day knock and talks at properties not hitting occupancy goals (need to know within 1st two days if residents are satisfied)
Ensure work orders are being completed with reasonable time frames .Ensure all work orders being entered as task in Gearco
Ensure Managers are hiring top notch sales and service people when considering hiring for the Customer Service Representative Position. Regional Managers need to due all 2nd interviews for this position.
Ensure all new hire CSR’s are trained properly and I.A.W. company standards
Ready Rooms
Regional managers need to verify that all properties in their portfolio have a current and accurate down rooms list in Teams folder
Regional managers need to ensure that the “Dispatch System” is in place and being executed correctly
Regional managers need to ensure all properties have a qualified Maintenance 1 at each of their properties
Regionals managers need to make sure the property is adequately staffed per the compendium
Regional managers need to review all purchases for accuracy to ensure the expense is justified , necessary, and not excessive.
Regional managers should be reviewing the outside staff schedule to ensure we are maximizing productivity.
Regional managers should make sure temporary labor, painting, window, AC, appliance, cabinet & counter, flooring, and construction dumpsters vendors are approved at all their properties
Regional managers need to ensure that the GM or another Regional appointed representative is signing off on all Ready rooms.
Curb Appeal
Regional managers need to always drive the entire property before entering the office
Regional managers should spend 50% of their time walking property with GM during a property visit pointing out deficiencies and setting an action plan to get them fixed
Regional managers should visit their properties at least once per month during the nighttime hours to ensure lights and signage is working
Regional managers need to make sure GM’ are holding the landscape company accountable
Regional managers need to make sure GM’s are holding the pest control company accountable
Regional manager needs to make sure all other service vendors are being held accountable
Regional manager needs to make sure all facilities related work budgeted for that year is being completed in a timely manner to the expected standards
Any curb appeal issue not being rectified in a reasonable amount of time needs to be brought immediately to your VP’s attention.
Customer Service
Regionals need to ensure Siegel cares magnets are on all refrigerators
Regionals need to make sure all negative Siegel cares are reviewed with all their GM’s and the GM’s in turn review with all other staff
Regionals managers must ensure all employees are always in proper uniform
Regionals Managers must ensure all employees have been train in “Guest Recovery” if we do have a guest complaint
Regional Managers need to ensure the Quarterly PM Maintenance Program is being administer at all their property and being completed on time with GM, Maintenance 1, and housekeeper involvement.
As part of their property visits Regional managers are required to speak to existing residents and ask what the issues on property are
Regional managers need to give 100% of their support in respect to all Siegel cares events held at their properties.
Qualifications
Minimum 3 years’ experience as a property manager for a multi-site portfolio.
Minimum 5 years’ experience in a supervisory role.
Willingness to relocate
Legally able to work within State and Federal guidelines
Physical Requirements / Working Conditions
Continuous standing and walking throughout the duration of each shift.
Bending, lifting, and carrying up to 25 pounds.
Constant face-to-face interactions with customers.
Ability to multi-task and remain positive in busy working conditions.
Schedule flexibility including nights and weekends as well as on-call availability and possible travel.
Comply with the brand and Company uniform and hygiene policies.
