Summary We are seeking a results-driven and experienced
Maintenance Director/Manager
to join our team at Verena at Hilliard located in
Hilliard, OH
- a 55+ luxury independent living community offering vibrant amenities and active neighbors. The ideal candidate will lead maintenance operations to ensure a safe, clean, and well-maintained environment for residents and staff. This role oversees Central Plant operations, preventive programs, ensures regulatory compliance, and supports the overall quality of life in the senior living community. This is a 'working' leadership role requiring someone who is willing to roll up their sleeves to get things done.
What You’ll Do
Oversee hiring, training, scheduling, and performance management of all maintenance staff.
Motivate, train, discipline, and evaluate team members while ensuring proper staffing within budget.
Maintain a safe, clean, and compliant environment per local, state, and company regulations (e.g., health, fire, OSHA).
Manage departmental labor and supply costs, assist in budget planning with the Executive Director.
Perform and oversee preventive maintenance on mechanical systems, ensuring accurate and timely documentation.
Conduct daily inspections; perform general repairs (e.g., equipment, HVAC, painting).
Manage work orders through the designated system, ensuring timely resolution.
Supervise safety programs and participate in required training and safety initiatives.
Maintain documentation (e.g., plans, warranties), and oversee third-party vendors (e.g., landscaping, snow removal).
Support community events with setup/cleanup and maintain the building’s overall appearance.
Deliver excellent customer service with all residents, vendors, guests, and community team members.

Required Skills
High School Diploma or equivalent experience.
Minimum of three (3) years of supervisory experience in building maintenance with strong mechanical skills in HVAC, electrical, carpentry, and painting.
Experience overseeing Central Plant operations (boiler, condensate pumps, cooling tower, etc).
Strong mechanical knowledge and skills (HVAC, electrical, carpentry, plumbing, painting, fire safety, etc.).
Excellent customer service skills with emphasis on respect, compassion, and anticipation of needs.
Strong skills diagnosing maintenance problems and resolving issues within budget.
Valid state driver’s license and clean driving record.
Preferred Skills
Experience leading maintenance teams within property management, hotel, and/or Senior Living communities highly preferred.
Experience overseeing water treatment systems highly preferred.
Technology and computer skills - maintenance tracking systems and Building Automation Systems highly preferred.
Certification highly preferred - EPA Refrigerant Certification - section 608.
