Amherst College MSR Superintendent II – The Superintendent is responsible for independently completing property inspections and preparing repair bids based on MSR standards and Directives utilizing approved pricing to facilitate the acquisition process for MSR homes. This position leads all aspects of the rehab process and may involve selecting and overseeing approved vendors/contractors. Critical path scheduling management of the repair project, updating scheduling and payment systems, and ensuring quality work per the Statement of Work (STOW) and Directives are key responsibilities. The role requires detailed knowledge of home inspections, ability to identify repairs to meet MSR standards, and experience leading residential construction rehab projects. All rehab work must meet MSR quality standards and be approved for release to the leasing team to market the property. All CapEx and Vendor contracts are to be processed and marked completed as work is completed.
Responsibilities
Conduct Auction Drive-By Inspections, Special Bulk Inspections, Quick Inspects, Pre-Purchase and Post Purchase Inspections within allotted time frames; identify repair or replacement items to bring the property to MSR standards and advise on material upgrades where advantageous.
Develop a budget based on identified items to bring the property to MSR Standards and Directives with MSR-approved pricing.
Schedule and manage all construction activities, including vendor relations; hold vendors/contractors accountable for quality, completeness per STOW, and timely work through regular inspections.
Make recommendations to the Construction Manager regarding contractor termination and selection of alternative approved vendors when necessary.
Review vendor workmanship to ensure all STOW items are complete and mark contracts as complete in the systems provided.
Perform rekeying and other specified repair and/or securing work to support property condition management.
Monitor daily progress in the house tracker/scheduling system and generate reports on status and next steps for all assigned properties.
Develop scope and cost based on MS renewal Standards and Directives; submit for approval any additional work not identified in the initial bid after inspection.
Address Review Tasks from Asset Management to further define the STOW.
Document the rehab process with before/after photos.
Manage quality control review, Stress Testing, punch lists, and Market Certification for all renovation projects.
Collaborate with Construction Manager and Procurement on vendor management.
Understand and manage KPIs (Completion Ratio, Cycle Time, Budget Variance, Quality).
Continually study the MSR Construction Field Guide to identify MSR Standards and Directives.
Complete MSR/Amherst online learning courses and development modules; pursue continual internal training to become a Superintendent II.
Other duties as assigned.
What You’ll Need To Have
HS Diploma required; College Degree preferred
Vocational/technical school considered a plus
3-5 years of residential Construction/Inspection experience
Service-minded approach to all aspects of the job
Knowledge of local and national building/property management codes as applicable
Good communication, time management, and reading skills
Excellent organizational, leadership, and customer service philosophy
Intermediate computer skills including proficiency with Microsoft Outlook and Excel
Excellent oral and written communication skills
Ability to multi-task in a fast-paced work environment
General knowledge of building practices, plumbing, electrical, and mechanical (HVAC)
Strong organizational and time-management skills; ability to set, manage and meet goals and deadlines
Proactive, self-directed, highly motivated, and able to multi-task
Ability to create and manage a budget
Ability to identify and create Change Requests during rehab process in a timely manner
Ability to negotiate contracts as necessary
Must have a current and valid driver’s license and clean driving record
Flexibility to work a standard schedule (5 days per week) though exact days may vary; consult with Job Poster
This is an hourly position that pays overtime for hours over 40 per week
