Position Summary The Assistant Property Manager is someone who is assisting the Property Manager with the fiduciary trust between the company and homeowner with complete overview of financials, reservations, housekeeping, and maintenance.

Pay Rate The rate of pay listed on job boards are auto-generated numbers. Kiawah Island Golf Resort’s actual rate of pay for this position is $20.00 per hour.

Qualifications

Minimum Education – High school diploma, or equivalent vocational training certificate, required. College degree preferred.

Minimum Experience – Hospitality management education, or at least one year of property management experience, preferred.

Valid Driver’s License with clean driving record required.

Must have own mode / method of reliable transportation to travel around the island.

SC Property Manager’s License highly preferred.

Good to Excellent communication skills in English both verbal and written.

Excellent telephone, interpersonal and organizational skills required; high aptitude for computer programs will be imperative.

Excellent organization habits, conflict resolution skills, professional and cooperative demeanor required .

Must work both independently and in a team environment.

Must be able to pass a background check.

Check voicemails and emails first thing in the morning and respond accordingly; continue to check and follow up periodically throughout the day.

Follow up with the Property Manager to pass on any ongoing projects or outstanding issues.

Sort invoices, file check requests and purchase orders according to Accounting timelines and policies.

Complete postings in Excel spreadsheet tracker (example: utilities and housewares) – always paying attention to specific timelines.

Screen and audit owner bills periodically to avoid double billing and miscellaneous errors.

File statements, and all documents that are related to owner properties (example: letters, contracts, quotes etc.) according to Resort document retention policies.

Collect all required documents from owners (example: contracts, W-9, business licenses etc.) in a timely manner.

Perform quality evaluations and all related paperwork as outlined by Department guidelines.

Monitor owner No-Shows on a daily basis; communicate and track accordingly.

Monitor Out of Order program for all units: check the status of all OOO units, follow up with contractors, physically check units to ensure work order completion, etc.

Assist with owner, and guest of owner, reservations and related requests (example: bike reservations, beach chair reservations, etc.).

Perform miscellaneous job-related duties as assigned.

Positive and energetic attitude will be imperative.

Work productively with minimal supervision, appropriately displaying initiative.

Prioritize tasks effectively and utilize time efficiently.

Be able to multi-task, maintaining control and organization.

Stay focused and conscientiously follow through on details.

Actively listen and appropriately respond to owner’s inquiries and complaints, always remaining composed and courteous.

Be able to work well under pressure and in circumstances of change, be flexible and able to make quick and appropriate decisions.

Execute job responsibilities cooperatively as a fellow team member.

Uphold the core values and policies and procedures of the resort.

All other duties, as assigned.

Essential Physical Requirements

Must be able to lift and carry up to 35 pounds across short-medium distance.

Must be able to work on site due to daily needs of the job requirements.

Must be able to stand for extended periods while inspecting properties.

Must be able to reach, bend and stoop as needed.
