Property Manager – 90037 (39th St.) • TELACU Residential Management, Inc.

Base Pay Range $17.00 / hr – $19.50 / hr

Responsibilities

Establish a positive, productive, and professional relationship with the onsite and supervisory team.

Enforce rental policies as specified in the approved management plan.

Work with onsite team to keep the average number of calendar days for re‑renting a vacant unit ≤ 5 days.

Process applicants and lease units following the guidelines of the Tenant Selection Plan.

Follow verification procedures established by the HUD Handbook and Management Policies.

Ensure 100 % completion of semi‑annual unit inspections as required by management and work with the onsite team to correct deficiencies following the procedures outlined in the Operational Policies & Procedures Manual (OPPM).

Prepare and distribute all recertification notices according to the timeline specified by management and ensure 100 % completion of all annual recertifications by the project due date.

Develop and maintain good tenant relations and adhere to all Fair Housing laws.

Maintain excellent rapport with local government agencies and other agencies (e.g., fire, police, senior centers).

Complete and submit monthly occupancy and accounting reports, and other reports required by management per OPPM.

Maintain accurate tenant files in compliance with management procedures and HUD regulations.

Follow company guidelines for petty cash usage and monthly reconciliations.

Attend staff, departmental, and required meetings and trainings.

Work evenings or weekends as needed.

Perform light maintenance and cleaning tasks.

Respond to owner requests.

Travel & Physical Requirements

Must have a valid California Driver’s License, proof of current vehicle insurance and a driving record that meets TELACU Industries insurer’s criteria; must be able to use own vehicle during work hours.

Physical Requirements: Constantly (6–8+ hours/day) – sitting, using hands for computer operation; Occasionally (up to 3 hrs/day) – stand, walk, stoop/bend, reach, lift up to 20 lb.

Work environment may involve exposure to fumes, airborne particles, vibration, loud noise, weather conditions, soil, pollen, cleaning solutions, biohazards (bloodborne pathogens, sewage, building waste). Office noise and other typical occupational exposures apply.

Must possess excellent interpersonal skills and a genuine interest in people.

Must be highly organized and able to make quick but reasonable decisions.

Professional demeanor in handling resident and employee relations.

Give and receive instructions professionally.

Exercise discretion and confidentiality in managing the community.

Demonstrate integrity, respect, and responsibility in interactions with residents and employees.

Preferred: bilingual and fluent in the language of the community (written and oral).

Knowledge and Skills

Foundational computer skills: Microsoft Office Suite (Outlook, Word, calendaring) and Internet.

Proficient (Level 2) OneSite user with CashPro experience preferred.

Onsite and Yardi system experience preferred.

ADP WorkforceNow user.

Experience and Education

High School diploma or GED equivalent (required).

Two years managing assisted housing for elderly and/or physically challenged developments under HUD Section 202/8, 202 or 811 Programs preferred.
