Property Manager – Broad Management Group LLC Description:

The Property Manager oversees the daily operations and management of a single property, ensuring it is well‑maintained, managing tenant relations, maximizing occupancy rates, and optimizing financial performance.

3>Responsibilities

Act as the main point of contact for tenants, addressing inquiries, concerns, and requests promptly.

Facilitate lease agreements, renewals, and terminations, ensuring compliance with leasing policies.

Conduct regular inspections to ensure lease term compliance and property standards.

Coordinate and oversee maintenance, repairs, and improvements to keep the property in optimal condition.

Develop and implement preventive maintenance programs to reduce downtime and costs.

Manage relationships with maintenance vendors and contractors.

Develop and manage the property’s budget, including operating expenses, capital expenditures, and revenue projections.

Collect rent payments, late fees, and other charges in a timely manner.

Monitor financial performance, analyze variances, and implement strategies to optimize revenue and minimize expenses.

Market vacant units to attract and retain quality tenants.

Conduct tenant screening, including background checks and credit evaluations.

Implement leasing strategies to maximize occupancy rates and minimize vacancies.

Ensure compliance with local, state, and federal property management regulations.

Maintain accurate records of leases, maintenance logs, and tenant communications.

Prepare regular reports on property performance, including financial statements and occupancy metrics.

Maintain organized documentation of all property‑related transactions and agreements.

Requirements

Proven experience in property management or related field.

Excellent communication and interpersonal skills.

Strong organizational and multitasking abilities.

Proficiency in property management software and MS Office.

Knowledge of local landlord‑tenant laws and regulations.

Attention to detail and problem‑solving skills.

Ability to work independently and as part of a team.

Valid driver's license and reliable transportation (if required).
