Salary Range: $109,300 – $142,100 (Grade 19, exempt)

Position Summary The Assistant Director of Maintenance provides proactive leadership to the maintenance staff supporting over 4 million square feet of campus facilities. The role is responsible for efficient daily work execution, quality of work performed by in‑house workers and independent contractors, responsiveness to customers, and safety. The Assistant Director acts as the Director of Maintenance in their absence and supports a culture of continuous improvement, climate action, and safety.

Responsibilities

Provide direction to building maintenance teams and oversee processes to improve customer service and building condition.

Lead, direct, and mentor maintenance staff; enforce work rules and policies, manage training, hiring, and performance evaluations.

Ensure staff safety through training, PPE provision, reporting of incidents, and follow‑up on corrective actions.

Monitor quality of work for in‑house workers and contractors; establish quality control steps and correct deficiencies.

Proactively manage campus mechanical and utility systems, ensuring regulatory compliance and preventive maintenance.

Collaborate with the Director of Maintenance on capital renewal projects and budgeted project costs.

Promote energy conservation measures and support the President’s Climate Commitment through collaborative initiatives.

Perform additional duties and assist with special projects as assigned.

Minimum Qualifications

Education:

Bachelor’s degree in engineering, construction management, business, or related field (or equivalent experience).

Experience:

10 years in facilities management with at least 2 years as a maintenance supervisor; experience with in‑house staff and contractors, including unionized workforces.

Knowledge:

Operation and maintenance of facilities, major mechanical and utility systems, steam plant operation, grounds maintenance, heavy equipment operations, OSHA regulations, building codes, environmental laws.

Work Skills:

Strong written and verbal communication, team management, process improvement, employee development, fiscal responsibility, proficiency with standard computer applications, preference for building automation systems.

Equipment Knowledge:

Building systems, HVAC, plumbing, electrical distribution systems, and steam plant operations.

Preferred Qualifications

Experience with unionized workforce.

Proficiency with Microsoft Excel.

Valid driver’s license.

Active certifications related to facilities management or maintenance.

Physical Requirements & Working Conditions

Must be able to climb ladders, bend, reach, and lift up to 60 pounds.

Exposure to noise, confined spaces, dust, and chemicals.

Requires personal cell phone for contact during normal hours and emergencies.
