Hours Full-time, 40 hours a week
Job Description HallKeen Management has an opening for a full-time Maintenance Director to oversee all maintenance responsibilities for a garden‑style property with 414 units and supervise a staff of four employees.
We are offering a $1,000 bonus for the right candidate; all bonuses will be paid per company policy. HallKeen provides a comprehensive benefit package that includes medical, dental and 401(k) coverage.
Duties and Responsibilities
Handle and direct daily work orders from residents and office staff
Turn over apartments for occupancy
Maintain or replace appliances, fixtures and switches
Seek, evaluate and recommend contractors for outsourced functions
Provide preventive and corrective maintenance
Inspect apartments, buildings and/or grounds as necessary
Replace or maintain smoke detectors, circuit breakers and outlets
Provide touch‑up paint, change window screens and glass
Maintain inventory control
Prepare for and participate in property‑wide and individual periodic inspections
Participate in on‑call response rotation for emergencies and snow removal after hours and weekends
Requirements
Prior property supervisory maintenance experience
Working knowledge of OSHA safety practices and regulations, grounds maintenance, plumbing, HVAC, and electrical systems
Ability to handle service calls and maintain vendor relationships
Knowledge of lead paint and asbestos regulations is helpful
