Maintenance Technician - Affordable Housing SCOPE:

The Maintenance Technician, under the supervision of the Maintenance Supervisor is responsible for repairs and maintenance of physical structures managed by Touchstone. This position performs routine tasks related to the maintenance, repairs and modifications of buildings, equipment and common areas as requested. Operates and maintains approved power tools and light mechanical equipment. Performs basic painting, carpentry, electrical and plumbing repair work of average difficulty in response to service requests and conducts inspections of apartments.

Essential Duties and Responsibilities

Troubleshoots repairs or replaces wiring and parts for electrical outlets, switches, light fixtures, breaker switches/fuses and fittings

Performs carpentry, electrical and plumbing repair work of average difficulty in response to service work orders.

Troubleshoots, repairs/replaces plumbing fixtures and parts (e.g. leaky faucets, clogged drain and sewer lines, damaged toilets, sinks and water cutoffs).

Maintains grounds by picking up litter, watering grass and plants, sweeping sidewalks and parking lots, raking leaves and cultivating plants.

Scrapes, sands and/or applies cleaning agents by hand to prepare interior walls/ceilings for painting and may paint prepared surfaces with brush/roller.

Perform make‑ready maintenance and cleans/disinfects commodes, sinks, bathtubs, walls, restrooms, water fountains and replenishes rest‑room supplies to enhance sanitary conditions.

Makes minor electrical and carpentry repairs by replacing wall outlets and replacing door‑knobs.

Assists skilled technicians in making major repairs.

Uses manual strength and appliance dolly to set up tables and chairs according to simple diagrams for resident activities and to remove and/or install appliances, such as refrigerators and stoves.

May be required to perform work for CMHA outside of regular work schedule and to include but not limited to On Call scheduling.

May work in a team environment or independently based on the assigned community.

Maintain quality communication with residents and Touchstone staff.

Maintain a positive, empathetic and professional attitude toward residents at all times.

Other duties as assigned.

Education and Experience

High school diploma or equivalent experience.

1–2 years of experience in general maintenance and repair work; demonstrated knowledge of basic plumbing, HVAC, electrical, pest control, carpentry and painting skills.

Exhibit overall dependability to be able to consistently meet deadlines; and

Ability to use discretion and maintain confidentiality.

Physical Demands While performing the duties of this job, the employee will be exposed to various weather elements to include assignments both indoors and outdoors. Additionally, there will be extensive standing, bending, walking, climbing and crawling required. Finally, the employee will occasionally be required to lift up to 50 lbs.

Other Requirements The candidate must possess and maintain a valid driver’s license in state of residence, and maintain an insurable driving record under the terms and conditions of the CMHA auto liability policy. The candidate may have no more than 6 accumulated points in 3 consecutive years.
