The Opportunity We are seeking an experienced and
hands‑on Property Manager
to oversee a
500‑unit residential community in Prince George County . This role is ideal for a leader who operates with an owner’s mindset—someone who executes, holds teams accountable, and sets clear standards while working alongside their staff to drive results.
The owner is highly involved and values
zero drama, strong integrity, and decisive execution . This is a lean organization—not corporate‑heavy—so the successful candidate must be comfortable operating without layers of support and taking full ownership of day‑to‑day operations and performance.
Key Responsibilities
Oversee all property operations, including the supervision and development of the Assistant Manager, Leasing team, and Maintenance staff
Drive leasing performance, assist with lease‑ups, and maintain
high occupancy and strong resident retention
Own collections, renewals, delinquency, unit turns, and vendor coordination
Ensure all staff adhere to company policies and deliver prompt, professional, and courteous service to residents
Handle resident concerns efficiently while exercising sound judgment and consistency
Develop, manage, and track
operating and capital budgets , reporting on financial performance and implementing value‑enhancement strategies
Recruit, hire, train, and hold team members accountable to performance standards
Ensure compliance with all
federal, state, and local property management laws
Ideal Candidate Profile Must‑Haves
Proven leadership mindset with full ownership of property performance
2+ years as a Property Manager
overseeing a
300+ unit
community (500+ preferred)
Hands‑on operator who leads by example and works alongside their team
Strong integrity, professionalism, and a
no‑gossip, no‑ego
approach
Comfortable handling collections, budgeting, renewals, vendor management, and unit turns
Experience in
Class C, value‑add, or high resident‑interaction
environments
Demonstrated success with
turnarounds or stabilization efforts
Ability to thrive in a
lean, entrepreneurial structure
Yardi experience strongly preferred
Experience & Qualifications
Minimum
5 years of multifamily property management experience
Strong understanding of property‑level accounting and budget management
Track record of maintaining
high occupancy, low turnover, and low delinquency
Knowledge of applicable housing laws and regulations
Self‑motivated, decisive, and execution‑focused
